A Building and General Maintenance Technician performs building maintenance and appliance repairs for an apartment complex, housing division, residential center or business, as directed by a property manager.
March 2025 The Maintenance Technician performs routine and extensive preventative maintenance and repair procedures on building, mechanical equipment, utility systems and other company owned equipment. Serves as a plant maintenance worker and performs skilled and unskilled tasks in the maintenance and/or repair of buildings, grounds, equipment and machinery on a scheduled basis or in response to work orders or emergency calls to determine nature and extent of maintenance, repairs or alterations required. Maintenance Technician Responsibilities Troubleshoots equipment issues to determine air, hydraulic, electronic, and mechanical solutions. Performs needed repairs or maintenance in accordance with blueprints, manuals, building codes or other accepted quality work practices. Develops and performs preventative maintenance of machines and equipment to prevent future and reoccurring issues. Performs minor repair of all buildings and equipment. (Supervises major repairs by licensed contractors.). Obtains estimates for supplies, repair parts; orders parts as needed. Completes projects assigned, such as equipment reworks, fabrication, repair, and design improvements. Complete daily, weekly and monthly checklists on building equipment maintenance procedures and maintain records of scheduled maintenance procedures. Mentors and trains other employees on intermediate preventative maintenance tasks. Assures all departments comply w/ all written health and safety regulations and procedures. Provides maintenance and safety records to supervisor when requested. Perform job rotations during scheduled workday depending on production needs. Maintenance Technician Knowledge, Skills, and Abilities Ability to climb ladders and work effectively at heights of ten (15) feet Knowledge of occupational hazards and safety precautions Ability to carry out duties with minimum daily supervision Ability to work flexible hours with some weekend, evening and holiday work required Tow Motor certification Basic computer skills required Qualifications Graduated from an accredited high school or GED equivalent required Sets daily priorities and accomplish tasks despite interruptions. Establishes and maintains effective harmonious, cooperative, and productive working relationships w/ other employees, contractors, suppliers, etc. Performs a variety of tasks simultaneously or in rapid succession. Able to effectively communicate issues with other employees, contractors, and outside agencies. Troubleshoots effectively when working with pneumatic, hydraulic, electric, mechanical equipment Needs to have a good working knowledge in repairing electrical and plumbing with strong mechanical aptitude. The employee is regularly required to stand, walk, climb ladders or balance and stoop, kneel, crouch or crawl. The employee must constantly lift and/or move up to 15 pounds, frequently lift and/or move up to 40 pounds, and occasionally lift and/or move up to 75 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
