This position plays a critical role in maintaining our apartment communities, completing unit turns, responding to maintenance requests, and ensuring properties are safe, clean, functional, and well-maintained. The ideal candidate is a hands-on problem solver who takes pride in their work, works efficiently, communicates professionally, and understands that quality maintenance directly impacts resident satisfaction, property performance, and the overall success of PRG. Key Responsibilities Participate in daily morning meetings with the Property Manager and/or Maintenance Supervisor to review priorities, work orders, unit turns, deadlines, and daily assignments. Complete apartment unit turns efficiently and according to PRG standards, schedules, and expectations. Perform a variety of maintenance and repair tasks, including but not limited to: Painting and touch-up work Drywall repair and finishing Plumbing repairs Electrical repairs and fixture replacement Appliance installation and repair Door, lock, cabinet, and hardware repairs Flooring and other general carpentry repairs HVAC-related maintenance and troubleshooting General property repairs and preventative maintenance Complete daily work orders in a timely, professional, and cost-conscious manner. Perform routine property inspections and identify maintenance needs before they become larger issues. Maintain property grounds and common areas. Assist with preventative maintenance programs and other property improvement projects. Accurately document all work performed in AppFolio, including work order notes, time spent, materials used, and completion status. Maintain complete and factual documentation regarding resident requests, repairs, inspections, and maintenance activities. Communicate the status of outstanding work orders and unit turns to the appropriate Property Manager or Maintenance Supervisor. Ensure completed work meets PRG's quality standards before closing out a work order or unit turn. Maintain an organized inventory of maintenance supplies, materials, tools, and equipment. Provide professional, courteous, and respectful service to residents, coworkers, vendors, and property managers. Respond to resident maintenance requests with a customer-service mindset. Communicate clearly regarding maintenance issues, scheduling, and expected completion. Maintain professionalism when dealing with difficult or unexpected situations. Work collaboratively with Property Managers, Maintenance Supervisors, Regional Managers, and other PRG team members. Required Qualifications & Experience 3+ years of residential or commercial maintenance experience required. 2+ years of supervisory or lead maintenance experience required. EPA 608 Universal HVAC Certification required. Valid driver's license required. Experience in multifamily residential property management. Strong knowledge of plumbing, electrical, drywall, painting, appliances, and general carpentry. Work Location The successful candidate should be based in or reasonably close to the Dayton, Ohio area. This position is not eligible for relocation.
