Job Overview We are seeking a proactive and skilled Apartment Maintenance Technician to join our dynamic team. In this vital role, you will be responsible for maintaining the safety, functionality, and aesthetic appeal of residential apartment communities. Your expertise will ensure that residents enjoy a comfortable living environment by promptly addressing maintenance requests, performing repairs, and conducting routine inspections. Duties Respond promptly to maintenance requests from residents, diagnosing issues and executing repairs efficiently across plumbing, electrical systems, HVAC units, carpentry, and building interior elements. Perform routine inspections of apartments and common areas to identify potential problems and ensure compliance with safety standards. Conduct repairs on electrical equipment, plumbing systems, HVAC systems, and facilities equipment using appropriate tools and schematics. Utilize hand tools, power tools, and specialized equipment such as ohmmeters and programmable logic controllers to troubleshoot and resolve issues. Maintain building interior surfaces through painting, carpentry, and maintenance painting tasks to uphold aesthetic standards. Repair or replace plumbing fixtures and maintain plumbing systems to ensure optimal operation. Follow safety protocols during all maintenance activities and document completed work accurately for record-keeping purposes. Assist with facilities maintenance tasks including welding, electrical work, HVAC system repair, and general building upkeep as needed. Support team leadership by mentoring junior technicians and contributing to a collaborative work environment focused on exceptional customer service. Skills Strong mechanical knowledge with the ability to read schematics and technical diagrams related to electrical systems, plumbing, HVAC units, and facilities equipment. Proficiency in electrical work including repair of electrical equipment and troubleshooting using tools like ohmmeters. Skilled in carpentry, painting (including residential painting), plumbing system maintenance and repair, and general building interior maintenance. Ability to operate hand tools safely and effectively while maintaining high-quality workmanship. Excellent customer service skills with a friendly approach when interacting with residents or team members. Familiarity with schematics for electrical wiring, HVAC systems, plumbing layouts, and mechanical components. Basic understanding of HVAC system repair including troubleshooting thermostats, compressors, fans, filters, and refrigerant levels. Experience with facilities equipment maintenance including welding techniques when necessary for repairs. Ability to interpret technical documents such as schematics and manuals for complex systems. Strong organizational skills to manage multiple tasks efficiently in a fast-paced environment. $25.00 - $27.00 per hour Expected hours: 40.0 per week
