Director of Resident Services Position Summary:
The Maintenance Technician is a hands-on representative of the Operations Department whose job is to complete all work orders in a timely and professional manner. Customer service skills are key to succeeding in this role.
Essential Duties and Responsibilities:
Performs general maintenance repairs throughout common areas, occupied units and vacant units as directed by the Director of Resident Services and Regional Building Services Director. This includes but is not limited to HVAC, minor electrical & plumbing, drywall & painting repairs and cleaning. Ensure that all maintenance requests are being completed in a timely manner. Participate in team meetings to give input on overall property maintenance issues, recommendations and problem solving. Assist in maintaining exterior grounds as needed. Perform preventative maintenance schedule. Submit all completed work orders to Maintenance Coordinator at the end of each day. Ensure that all supply rooms are kept organized and clean at all times. Assist the Director of Resident Services in bulk maintenance supply orders in accordance with budgets and supervisor approval.
On call duties:
Respond to emergency calls after normal business hours and on weekends. Must be able to use common tools of the trade. E.g. cordless/electrical drill, circular saw, screw driver, hammer, circuit tester, channel locks, utility knife, chisels. Maintain a professional and courteous manner with all residents, vendors, contractor and team members. Perform other duties as assigned.
