What You'll Do As the Housing Maintenance Lead, you will provide leadership and technical expertise while coordinating the daily activities of maintenance, custodial, and grounds personnel responsible for university housing. Your work will directly contribute to providing students with clean, safe, attractive, and fully operational residential communities.

Key responsibilities include:

Lead, coordinate, and direct the daily activities of housing maintenance, custodial, and grounds staff. Maintain the operation of residential heating, cooling, and domestic hot water systems. Perform preventive maintenance on HVAC, plumbing, and electrical systems to maximize equipment life and reliability. Diagnose and complete minor electrical, plumbing, and mechanical repairs, including appliances such as washers, dryers, ice makers, pumps, switches, and lighting components. Repair and maintain interior and exterior building finishes, including painting, flooring, walls, ceilings, doors, cabinetry, glass, railings, partitions, bulletin boards, and other facility components. Conduct routine inspections of roofs, roof drains, exterior caulking, windows, doors, lighting systems, and building security features. Perform security inspections and repairs to exterior doors, windows, roof hatches, and lighting systems to maintain a safe residential environment. Complete preventive maintenance activities including filter replacements, coil cleaning, lubrication, vibration and temperature checks, tightening electrical connections (220V or less), and replacement of consumable system components. Maintain clean and welcoming exterior spaces by removing leaves and debris from breezeways, entrances, sidewalks, and stairways. Maintain accurate work orders, inventory records, timesheets, logbooks, and material requisitions. Order maintenance materials and supplies while maintaining accurate inventory levels. Communicate effectively with Housing leadership and Facilities management regarding priorities, repairs, and operational needs. Assist with equipment condition assessments, long-range maintenance planning, and annual budget preparation. What We're Looking For The successful candidate will possess: Experience leading or coordinating maintenance, custodial, or facilities personnel. Strong working knowledge of building maintenance systems including HVAC, plumbing, electrical, carpentry, painting, and general building repair. Experience performing preventive maintenance and troubleshooting facility systems. Ability to prioritize multiple work orders while maintaining exceptional customer service. Strong organizational skills with experience maintaining maintenance records, inventories, and work order systems. Excellent communication and teamwork skills. Job Related Minimum Required Education and Experience Typically holds a high school diploma or GED. Requires 3 or more years of job related experience. Knowledge/Skills/Abilities Ability to understand, carry out routine oral and written instructions as well as work independently and to direct work of others. Considerable knowledge and skill in use of tools, equipment, and materials used in general building maintenance applicable to the job. Ability to make minor repairs and adjustments of equipment. Ability to work with computer and software systems for maintenance records. Exhibit large degree of flexibility with assignments. Must have knowledge of all campus buildings to be able to perform work in any building. Job Duty Performs security inspections and repairs of exterior doors and windows, roof hatches, lighting systems, and related equipment/systems as required or allowed by code. Maintains daily operation of heating/cooling and domestic hot water heating systems. Performs minor repairs on electrical, mechanical, and plumbing systems and appliances. (Examples include washers/dryers, ice makers ballast replacement, switch replacement, pump replacement, coil cleaning, unplugs sinks and stools, etc.). Performs minor repairs to interior and exterior finishes (Examples include cleaning or touch up painting of walls or ceilings that have been stained by moisture or mildew; ceiling tile or floor tile replacement, carpet repair, painting, glass replacement, cabinet repair, bookshelves repair or replacement, bulletin board repair or replacement, wall repair, door repair or replacement, railing and partition repair, etc.). Performs inspections and minor repairs to exterior (roof, roof drains, down spouts, caulking, tuckpointing, etc.). Performs preventive maintenance tasks for electrical, HVAC and plumbing systems, including but not limited to filter changes, coil cleaning, lug tightening (220V or less), greasing, oiling, wipe down, vibration and temperature checks, blow down, consumable components replacement (such as packing glands, anode rods, etc.). Perform routine cleaning of breezeways and entrances, including blowing leaves and other debris off hallways, stoops, approaches and steps. Completes and submits the required paperwork (logbooks, timesheets, work orders, material requisition slips, etc.). Communicates effectively with site administrator and maintenance manager. Maintains accurate inventory information and orders necessary maintenance materials and supplies in a timely manner. Helps perform equipment/system condition analysis and preparation of information for upcoming budget year. Plans and organizes work activities to develop an efficient, seamless workflow. Develops schedules for work activities that produce results within time constraints. Communicates expectations and standards of performance to staff. Develops and maintains appropriate working relationships with faculty, staff and student groups using the facility. Maintains records and prepares reports. Coordinates the work of contractors performing maintenance tasks in the facility. Meet with contractors, show contractors the location and nature of the work, and provide non-technical inspections for and determining when the work is essentially complete.
