Job Description

Infinite Property Services is seeking a reliable, self-motivated, and versatile Property Maintenance Technician to oversee the daily physical upkeep, preventative maintenance, and turnover preparations for our residential apartment portfolios located between Bennettsville and Dillon . This is a fast-paced, mobile position requiring a technician who can work independently, prioritize work orders efficiently, and maintain a high standard of workmanship across multiple locations. There is no travel between locations in the same day. You will be in Dillon 2 full days and Bennettsville 2 full days as needed.
Key Responsibilities:
Routine & Emergency Repairs:
Respond promptly to resident work orders covering basic plumbing (leaks, toilet clogs, minor fixtures), electrical (switches, outlets, light fixtures), and appliance troubleshooting. Unit Turns /
Make-Readies:
Efficiently prepare vacant apartments for new move-ins, including drywall patching, sheetrock repair, painting, door/lock replacements, and hardware installation.
HVAC Maintenance:
Perform basic, routine HVAC maintenance (filter changes, coil cleanings, system checks).
Grounds & Safety Keeping:
Inspect properties daily to ensure buildings, common walkways, and exteriors remain clean, safe, and free of debris.
Vendor Coordination:
Coordinate with external licensed contractors (HVAC, major plumbing) when specialized structural or capital repairs are required.
Qualifications & Requirements:
Experience:
Minimum 2-3 years of hands-on experience in residential property maintenance, commercial maintenance, or general residential construction/handyman work.
Technical Skills:
Strong proficiency in drywall finishing, interior/exterior painting, basic plumbing diagnostics, and standard carpentry (doors, frames, cabinets).
Tools:
Must possess your own standard set of hand and power tools required to complete everyday maintenance tasks.
Transportation:
Must have a reliable truck or utility vehicle and a valid driver's license with a clean driving record.
Communication:
Ability to utilize mobile property management software (Buildium) on a smartphone to update work orders, track time, log completed tasks, and upload before/after photos.
Background:
Must pass a standard background check.
