Job Description
Bring Your Tools and Your Trade Skills to a Growing Single-Family Rental Portfolio! Are you a well-rounded Maintenance Turn Technician who takes pride in handing over a home that is genuinely move-in ready? A growing owner-operator of single-family rental homes is hiring a Maintenance Turn Technician for its Irmo, South Carolina market. This is a hands-on, self-performance role for someone who can walk into a vacant home and take it from trash-out to lease-ready without waiting on a vendor for every task. The Maintenance Turn Technician is responsible for make-ready repairs, troubleshooting and self-performance of maintenance work orders as assigned. You will be expected to perform intermediate-level maintenance and repairs in single-family homes. Technology is central to how this team runs. You will receive, update and close work orders on an iPad, upload before and after photos, manage inventory and communicate with the office by email and messaging throughout the day. Property Turnovers Perform all make-ready repairs on vacant homes, including painting, drywall repairs and intermediate-level renovations between residents. Work with the office to keep homes on schedule and ready to lease. Maintenance Work Orders When not actively engaged in a turnover, complete an average of six multi-trade work orders per day, troubleshooting and performing the work independently. Order parts and create follow-up work orders for additional repairs identified on site. Inspections Perform vacant and occupied property inspections, create work orders and address any maintenance issues found. Resident and Team Interaction Interact professionally with residents as needed to assess issues, clarify work orders and schedule repairs. Communicate with office staff when an issue requires escalation so the appropriate vendor can be assigned. Self-Performance May Include Basic HVAC diagnostic and repair Electrical and plumbing repairs Painting and drywall repair Rekeying and replacing locksets Carpentry repair Installing blinds and fixtures Trash-outs and securing the home Replacing batteries, bulbs and filters as needed Additional repairs as needed This summary is not inclusive of all job duties.
