This role performs routine and emergency service requests, preventative maintenance, unit turns, and property inspections while ensuring a safe, clean, and well-maintained environment for residents. The ideal candidate is dependable, detail-oriented, and experienced in apartment maintenance with strong troubleshooting skills and a commitment to excellent customer service. Key Responsibilities Complete service requests in a timely and professional manner. Perform preventative maintenance throughout the community. Prepare vacant apartments for new residents, including unit turns and inspections. Troubleshoot and repair plumbing, electrical, HVAC, appliance, drywall, painting, and carpentry issues. Maintain grounds and common areas to company standards. Respond to emergency maintenance calls, including participation in an on-call rotation as required. Ensure all work is completed safely and in compliance with company policies and local regulations. Maintain accurate maintenance records and work orders. Assist with inventory management and organization of maintenance supplies. Provide outstanding customer service while interacting with residents and vendors. Qualifications Required Previous apartment maintenance or related maintenance experience. General knowledge of plumbing, electrical, HVAC, appliances, drywall, painting, and carpentry. Strong troubleshooting and problem-solving abilities. Excellent customer service and communication skills. Ability to lift up to 50 pounds and perform physical work, including bending, climbing, and standing for extended periods. Reliable transportation and dependable attendance. Preferred EPA Universal or Type II Certification. HVAC experience or certification. CPO (Certified Pool Operator) certification is a plus. Experience with property management maintenance software. Work Environment Indoor and outdoor work within a multifamily apartment community. Frequent interaction with residents, vendors, and team members. Fast-paced environment requiring strong organizational and time management skills. On-call and occasional weekend availability may be required.
