As you are a key part to our maintenance team, you will work with a maintenance team whose responsibility is to our Residents! Responsibilities of our Maintenance Technician- Act as a role-model to all our maintenance team and create a positive work environment by partnering with the team in delivering and promoting superior customer experiences and always supporting in the resident retention and maintenance goals of the community.
- Responsible for participating in the daily repair and grounds maintenance of your community.
- Perform maintenance requests of all public and common areas, occupied and vacant units and where needed throughout the community.
- Maintain an excellent customer service relationship with all you encounter at your community.
- Assist the lead and assistant maintenance technicians with preventative maintenance, HVAC, plumbing, carpentry, painting, appliance repair, etc. as needed in vacant or occupied units, common areas, amenities and where needed.
- Support the management team with various urgent service items, including emergency maintenance and requests.
- Perform all bi-monthly light checks are performed, recorded and all bulbs and/or fixtures requiring repair/replacement are performed.
- Adhere to the maintenance and safety policies and procedures and ensure your team remains in compliance. Immediately report safety violations and potential liabilities to the Property Manager.
- Maintain accurate recordkeeping of all maintenance forms by established deadlines which includes but is not limited to time sheets, overtime logs, inspection logs, maintenance requests, pool logs, etc.
- Must participate in the weekly maintenance team on-call weekly rotation to handle after hour, emergency, and holiday calls. This includes during inclement weather. You will be the backup support for after-hours emergencies when needed. However, call rotation schedules and backup support will be determined by the size of your team.
- Provide additional support to your team, the company and its other teams and communities as reasonably requested. Qualifications
- Must be eligible to work in the U.S.
- Must have a valid Driver's License.
- Must be able to troubleshoot, repair and/or replace HVAC equipment and have a valid EPA Certification.
- CPO license or certification a plus.
- Must have your own tools.
- Must have reliable transportation.
- Minimum of 2+ years' experience in the multifamily Maintenance Technician position.
- Flexibility to work on an on-call basis, including holidays, weekends, and nights (with an on-call bonus pay opportunity)
- Bi-lingual is a plus but not required Physical Demands The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of the job.
- Flexibility to work nights, weekends, and/or holidays when required. And, as needed during inclement weather.
- While performing the responsibilities of this position, you will need to travel from floor to floor, climb stairs and ladders, and be outside between buildings and grounds and exposed to varying outdoor weather conditions as work is in an outdoor environment.
- You will be required to stand, bend, walk, sit, kneel, stoop, push, pull, carry, maintain your balance, use hands and fingers to use tools and controls, and reach.
- Must be able to decipher depth perception, distance, and close vision.
- Must be able to push, pull, lift, carry, or maneuver weights of up to 100 pounds or 150 with additional support or with the use of other equipment. Required Skills/Abilities
