A Building and General Maintenance Technician performs building maintenance and appliance repairs for an apartment complex, housing division, residential center or business, as directed by a property manager.

Duties:
Assist with daily maintenance tasks, such as service requests and general upkeep/cleaning of the property Respond to maintenance related issues in a timely manner Perform various maintenance functions including repairs to the following: electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds maintenance as dictated by state guidelines. Responsible for work order systems accuracy by verifying all orders are completed in a timely manner to company standards and the tenant's satisfaction. Ensure maintenance requests are handled as quickly, efficiently and effectively as possible and always completed within 24 hours. Inform Property Manager and resident if work delayed due to needed parts. High school diploma or equivalent is required. At least five years of experience in the property management industry or directly related field. General knowledge of all aspects of maintenance repair and service including plumbing, electrical, appliance repair, HVAC, general maintenance. Previous renovation/rehab or minor construction experience. Ability to read, write and understand English. Ability to use general office equipment, such as telephone, computer, printer, copier, and etc. Excellent customer service and interpersonal skills with the ability to relate to others. Strong organizational and time-management skills. Ability to multi-task. Ability to perform basic mathematical functions. Ability to cope with and defuse situations involving angry or difficult people. Ability to maintain confidentiality. Must maintain professional appearance. Must maintain a valid driver's license, clean driving record and current auto insurance is required. Must comply with all safety requirements Required to maintain a regular schedule which may require working overtime, weekends and non-traditional holidays. May be required to be on-call and aid during staffing deficiencies on-site. Own tools preferred.
