Job Description

Storage HQ is seeking one highly reliable, local individual to serve as our dedicated BOG Staff (Boots On the Ground) at our newly acquired facility, Hooks Mini Storage , located at 202 W Ave A, Hooks, TX 75561 . This is a consistent, long-term contract role requiring a minimal, predictable bi-weekly time commitment, plus occasional on-call availability. This position is ideal for someone seeking autonomous, part-time work and a steady, long-term partnership. Your main responsibility is being our dependable on-site presence, ensuring the facility is always secure and well-maintained.
Consistency is mandatory:
This role requires showing up on specific dates to perform all checklist duties, even when nothing appears to be wrong.

Contractor Responsibilities Scheduled Site Visits (1st & 15th): Perform a comprehensive property check and complete every item on the provided digital checklist on the 1st and 15th of every month.
Property Upkeep:
Conduct general cleanliness checks, light litter pickup, and pull weeds to maintain a professional appearance.
Security Inspections:
Visually inspect all security components (gates, fencing, unit locks, lighting) to confirm they are operational.
Digital Reporting:
Follow a detailed digital checklist, take required photos, and submit documentation via smartphone on the same day as the visit.
On-Call Availability:
Be available for occasional, pre-approved on-call visits for urgent situations (e.g., gate issues, security alerts).
Local Procurement:
Occasional pickup of small, pre-approved maintenance items from local hardware stores like Home Depot. Qualifications & Requirements Must have a valid Driver's License and a reliable personal vehicle. Must live in or very near 202 W Ave A, Hooks, TX 75561 and plan to stay long-term.
Tech Proficiency:
High proficiency using a smartphone for taking photos, submitting app-based checklists, uploading photos, preparing your own bi-weekly invoices, and professional communication (calls, emails, texts).
Autonomy:
Ability to work independently and take full ownership of the site's condition without direct supervision.
Basic Tools:
Access to a personal set of basic hand tools for backup use (in addition to the equipment we provide and store on-site).
Contract and Compensation Details Classification:
Independent Contractor (1099).
Compensation:
$25.00 per hour.
Payment Structure:
Minimum of 2 hours per scheduled visit. We pay the full hourly rate for whatever time is genuinely required to meet property standards.
Invoicing:
The contractor is responsible for submitting bi-weekly invoices (PDF or Word format) and receipts, 5 days before the next pay date, for pre-approved purchases for timely reimbursement.
Payment Schedule:
Contractors are paid twice per month, on the 1st and the 15th.

Can you commit to being on-site every 1st, regardless of the day of the week it falls on? This role requires occasional, pre-approved on-call visits for urgent needs (e.g., gate malfunctions or security issues). Are you available to respond to these emergencies on-site as needed? Are you highly proficient in using a smartphone app to upload photos, prepare your own encoded invoices, and complete a digital Task Checklist? There won't be a dumpster onsite. Do you have a truck or a trailer to haul garbage/ debris every visit or in case you need to clean an abandoned storage unit?
