Job Description
We are seeking a skilled and detail-oriented Make Ready Technician to join our maintenance team. This role is responsible for preparing vacant apartment homes for new residents by completing repairs, cleaning, and general maintenance to ensure each unit meets company standards and is move-in ready. The ideal candidate takes pride in their work, demonstrates strong attention to detail, and is committed to delivering high-quality service in a fast-paced environment. What You'll Do Own end-to-end make-ready turns: repair, replace, clean, paint, punch, and finish units so they meet company standards and pass first inspection. Perform common repairs across basic plumbing, electrical, carpentry, drywall/texture, caulking, hardware, lighting, and appliance install/fit-up. Execute interior painting/patching, flooring touch-ups, detail cleaning, and final quality checks ahead of move-in. Make sound repair-vs.-replace decisions aligned with budget, standards, and timelines; document rationale in work orders. Plan and prioritize daily/weekly tasks to hit promised ready dates during steady and peak seasons. Use company checklists, punch lists, and a CMMS/work order system to document work performed, parts used, and status updates. Coordinate with teammates and the office on scheduling, handoffs, and pre-move-in walkthroughs; provide clear ETAs and updates. Meet safety and compliance requirements (PPE, ladder safety, LOTO, chemical handling) and maintain clean, orderly work areas. Support occasional resident-facing fixes related to move-ins; communicate professionally and courteously.
