Job Description
The Maintenance Technician is responsible for identifying potential maintenance problems and solutions, and implementing repairs that ensure that our apartment homes, buildings, and common areas are operating optimally and according to the company standards. A Maintenance Technician will also provide extraordinary customer service to residents, vendors, and peers through professional and polite communication and interactions. Direct Report - Community Manager Responsibilities
- Respond to and complete service requests in a timely manner.
- Coordinate with the Community Manager and team to prioritize tasks throughout the day.
- Provide excellent customer service when interacting with residents, guests, and vendors.
- Identify any issues regarding safety, hazardous conditions or maintenance needs in the community and correct them or report them to the Community Manager.
- Perform preventative maintenance on equipment within the community.
- Be capable of performing typical independent assignments consistent with code requirements and good working practices.
Such assignments might include:
Troubleshoot, repair, or replace HVAC equipment. Install, repair, and replace plumbing fixtures. Install, repair, and replace electric switches, breakers, and receptacles. install, repair, replace all appliances, counters, and cabinetry. Repair and replace drywall, Operate and repair all pool equipment. Oversee landscaping contractor.- Ability to operate small engine machinery and hand power tools such as drills, saws, blowers, sewer machine, and any other necessary equipment.
- Assist with upkeep of community grounds and curb appeal to maintain best-in-market position.
- Effectively coordinate and communicate with third party contractors and vendors to ensure best pricing, quality of service, and customer satisfaction excellence.
- Communicate effectively, both verbally and in writing, to residents, team members and service providers regarding planned and completed tasks.
- Respond to emergency situations when on duty or when scheduled to be on-call.
- Willingly take on additional projects and/or duties as assigned.
