ABOUT THE ROLE
Barge Properties is seeking a reliable and experienced Apartment Maintenance Technician to support the maintenance and operation of our multifamily communities throughout Texas. This hands-on maintenance position is responsible for completing service requests, performing preventative maintenance, preparing apartments for new residents, and helping maintain a safe, attractive, and well-functioning community. If you have experience in apartment maintenance, property maintenance, facilities maintenance, HVAC, plumbing, electrical systems, make ready operations, or general building maintenance, we'd love to hear from you. The ideal candidate brings hands-on experience maintaining apartment communities, multifamily properties, commercial facilities, or residential buildings. Success in this role comes from a strong work ethic, the ability to troubleshoot and resolve maintenance issues independently, and a commitment to providing excellent service to residents and teammates. Qualified candidates may have previous experience in roles such as: Apartment Maintenance Technician Multifamily Maintenance Technician Maintenance Technician Property Maintenance Technician Apartment Maintenance Professional Make-Ready Technician Facilities Maintenance Technician Building Maintenance Technician Candidates with experience performing or supporting the following maintenance functions are strongly encouraged to apply: HVAC troubleshooting and preventative maintenance Plumbing repairs and installations Electrical troubleshooting and repairs Appliance repair and replacement Building and grounds maintenance Apartment turns and make-ready projects Work order management and completion Preventative maintenance programs Property management or apartment community maintenance operations Whether your background comes from multifamily housing, commercial facilities, property management, hospitality, construction, or general building maintenance, we are looking for dependable professionals who take pride in their work and enjoy solving problems in a fast-paced environment.
WHAT YOU'LL DO
As an Apartment Maintenance Technician, you will: Complete resident maintenance requests in a timely and professional manner Troubleshoot and repair HVAC systems, plumbing fixtures, electrical components, appliances, and building systems Perform preventative maintenance across the property Assist with apartment turns and make-ready projects Prepare vacant apartments for new resident move-ins Maintain property grounds, common areas, and building exteriors as needed Follow safety policies, OSHA guidelines, and company procedures Maintain accurate work orders and maintenance records Assist with emergency maintenance situations and on-call responsibilities Support property inspections and identify maintenance concerns before they become larger issues Collaborate with property management teams to maintain resident satisfaction
WHAT WE ARE LOOKING FOR
Required Previous experience in apartment maintenance, multifamily maintenance, facilities maintenance, construction, or property maintenance Knowledge of HVAC, plumbing, electrical, appliance repair, drywall, painting, and general building maintenance Ability to diagnose maintenance issues and complete repairs independently Valid driver's license Reliable transportation Strong customer service and communication skills Ability to prioritize multiple maintenance requests Preferred Multifamily housing experience HVAC certification EPA Certification CPO Certification Experience using maintenance management software Trade school or technical training
WORK HOURS & LOCATION REQUIREMENTS
This position requires full-time, on-site presence at our West Columbia, TX (77486) property. The standard schedule is Monday - Friday, 8:30am to 5:30pm. Some evening, weekend, and on-call work may be required Occasional travel to nearby properties, vendors, or supply locations as needed
