Maintenance Technician Supervision:
Reports directly to and coordinates daily with the Site Manager.Core Focus:
Responsible for the safe, efficient operation and maintenance of building systems (HVAC, electrical, plumbing, walls, floors, kitchens, landscaping) and overall property upkeep.Key Responsibilities HVAC & Systems:
Perform preventive maintenance, inspections, and repairs on heating, AC, hot water systems, and electrical controls.Unit Turns & Repairs:
Complete general apartment repairs and prepare vacated units for new residents (including furniture removal/appliance delivery).Property Upkeep:
Perform daily housekeeping and landscaping (trash pickup, cleaning common areas/laundry rooms, mowing, and edging).Safety & Inspections:
Conduct weekly property inspections, log work orders, report deficiencies, and handle emergency conditions (floods, snow removal).Requirements Physical:
Ability to lift at least 50 lbs and climb ladders up to 20 feet.Tools:
Must provide own basic hand tools (or obtain them before starting).Travel & Transit:
Valid driver's license with an acceptable driving record and access to a reliable vehicle for site errands.Communication:
Ability to communicate effectively in English (written and verbal).Compliance:
Attend mandatory meetings and fulfill other duties as assigned.Job Type:
