Job Description
Job Description In early 2021, Feldman Ruel Property Management began expanding its footprint to include a growing portfolio of residential and multifamily communities. As the portfolio continues to grow, the firm is seeking a Maintenance Technician to assist with a broad range of tasks including the general repair and maintenance of plumbing, electrical, telephone, and HVAC systems. The Maintenance Technician will be reporting to the Property Manager. Responsibilities Monitor and close basic maintenance tickets including but limited to: installing and repairing locks, patch and paint, installing and aligning doors, replacing ceiling tiles, and basic exterior maintenance. Must be willing to work Monday-Friday from 8:00am-5:00 pm and overtime hours or and be regularly available to support after hours emergency situations Oversee the completion of maintenance requests that require third party vendors Perform regular site visits. Observe and document the state of building structure and systems Create and execute property maintenance guides Build, maintain, and grow relationships with existing tenants and owners Develop and implement standard work processes Basic time tracking, accounting, and data entry
Qualification & Skill Requirements:
High school diploma or equivalent 5 or more years' experience in commercial property maintenance Meet OSHA safety standards, by knowing the location and use of:- SDS Book/"Right to Know" standards.
- First aid kit and eye wash stations.
- Personal Protective Equipment (PPE).
- Other safety programs, training, and equipment as assigned Capable of performing routine repairs on machinery and equipment Ability to communicate effectively with a diverse set of personality types Have a natural willingness to be service oriented Reliable and punctual Adaptable and willing to take on tasks as needed Strong organizational skills and attention to detail Technologically savvy Handle multiple tasks and deadlines simultaneously A strong desire to help the company grow and improve its service
Physical Requirements:
Capable of lifting a minimum of 50 pounds twice per hour Ability to work on a ladder at heights of up to 10 feet above ground level Must be able to stand, stoop, bend, kneel, climb, and work in tiring and uncomfortable positions Can walk ½ mile up to four times or more per day Capable of climbing 60 steps up to eight times per day Possess the physical stamina to perform maintenance using hand tools and power tools such as: impact wrenches, power saws, drills, sledge hammers and pry bars. Capable of standing up and performing work for up to seven hours per day Possess the physical stamina to sit in a classroom for up to eight hours and receive instruction Possess the physical stamina to work with and use chemicals and lubricants This job description simply outlines, in general terms, the duties and work assignments to identify and establish the general level of the job, in relation to other jobs.Schedule:
Monday through Friday, 8:00 AM- 5:00 PM (includes 1 hour meal-break)
