Maintenance Technician About Urban Olympia At Urban Olympia, we are passionate about creating beautiful urban spaces where people can live, work, and thrive. By blending community, culture, and convenience, we have developed and manage 12 modern mixed-use and multifamily properties throughout downtown Olympia, all built within the last 14 years. As we continue to grow with additional developments in Olympia and nearby cities, we are seeking a skilled and dependable Maintenance Technician to join our team. Position Summary This position is ideal for a highly skilled "jack-of-all-trades" with hands-on experience in apartment and commercial property maintenance. The Maintenance Technician will perform repairs, preventative maintenance, inspections, and general upkeep across our residential apartments and commercial spaces, including restaurants and service businesses. We are looking for someone who takes pride in their work, is proactive rather than reactive, and shares our commitment to maintaining the highest-quality properties in the South Sound region. Essential Duties and Responsibilities Building Maintenance & Repairs Perform preventative maintenance and routine inspections on building systems. Repair and maintain HVAC and PTAC units. Troubleshoot and repair plumbing systems, electrical systems, and sump pumps. Patch, repair, and paint drywall. Repair and replace door hardware, locks, and related components. Assist with general mechanical repairs and building upkeep. Respond to maintenance emergencies and urgent repair requests. Grounds & Exterior Maintenance Remove graffiti and repair vandalized surfaces. Perform trash abatement and exterior property cleanup. Place trash dumpster out for city and recycle pick up weekly. Pressure wash and maintain sidewalks and public areas. Complete interior and exterior painting and touch-up projects as needed. Inspections & Documentation Conduct routine property inspections. Maintain accurate records of inspections, repairs, and maintenance activities using company software. Use smartphone and must and computer applications daily to document work and communicate progress. Communication & Team Support Communicate daily with management, vendors, and maintenance team members. Respond promptly to work orders and resident concerns. We have laws to comply with. Coordinate with vendors performing annual inspections and specialized maintenance services. Assist other departments as needed to support overall property operations. Respond appropriately to safety and security concerns. Qualifications Required Skills Valid driver's license and reliable personal transportation. Strong mechanical aptitude and troubleshooting skills. Experience using hand tools, power tools, and maintenance equipment. Ability to disassemble, repair, and replace defective equipment components. Strong organizational and follow-up skills. Ability to work independently with minimal supervision. Experience using smartphones, mobile apps, email, and basic computer systems. Professional appearance and customer-service mindset. No smoking. Excellent communication skills. Strong work ethic and commitment to quality. Physical Requirements Ability to lift and carry 50 pounds or more. Ability to bend, kneel, squat, climb, crawl, walk, and perform physically demanding work. Ability to safely use ladders and work at heights. Ability to work outdoors in varying weather conditions. Experience Previous maintenance, construction, property maintenance, or related trade experience required. Experience in multifamily housing, commercial property maintenance, HVAC, plumbing, electrical, carpentry, or general building maintenance strongly preferred.
