Part-Time /On-Call Compensation:
Private Apartment Unit Provided (Rent, Utilities, and Parking included) + Additional hourly compensation available. Role Overview We are seeking a reliable and skilled Maintenance Technician to live onsite and manage the day-to-day physical needs of our 40-unit residential building in Lake City. This is a part-time role designed for a "well-rounded" handyman who excels at light repairs and property oversight. You will partner closely with the Onsite Manager to ensure the property is well-maintained and that tenant work orders are addressed promptly. In exchange for working up to 25 hours of service per week and emergency on-call availability, a private apartment is provided. Any authorized work performed beyond the agreed core hours will be compensated at a set hourly rate.Key Responsibilities Includes But Not Limited To Repairs & Maintenance:
Perform basic, non-licensed light plumbing (e.g. clearing clogs, fixing leaks, replacing faucets etc...) and light electrical work (replacing switches, bulbs, or fixtures etc...). General carpentry and minor drywall patching as needed.Unit Turn Oversight:
Assist the Onsite Manager in preparing vacant units. This role focuses on "light" turns—refreshing hardware, minor touch-ups, and sanitization. Major painting and flooring replacements will be handled by external vendors, but you will oversee their access and quality of work as needed.Appfolio Operations:
Use the Appfolio mobile app to receive, track, and close out work orders. You must document all repairs with photos and notes in real-time to maintain an accurate digital trail.Preventative Care:
Conduct regular walkthroughs of common areas and perform routine checks (HVAC filters, smoke detectors, and fire safety equipment).Emergency Response:
Serve as the primary onsite contact for after-hours emergencies (e.g., burst pipes or lockouts).Portfolio Support:
Periodically travel to our nearby sister location in Seattle to assist with light maintenance overflow or emergency tasks as directed and needed.Curb Appeal:
Ensure the building exterior, walkways, and common areas are clean, safe, and free of debris.Qualifications & Skills Experience:
5+ years of experience in residential maintenance or a related handyman field.Technical Skill:
Strong proficiency in "light" residential repairs (plumbing, electrical, and appliance troubleshooting).Software Savvy:
Comfortable using Appfolio or similar property management software on a smartphone for daily tasks.Communication:
Ability to work collaboratively with the Onsite Manager and interact professionally with residents.Reliability:
Must live onsite and be dependable for emergency response and scheduled part-time "office hours."Compensation & Schedule Details Primary Compensation:
A private apartment unit (including utilities and parking) is provided in exchange for core maintenance duties and "standby" emergency availability.Additional Pay:
All active work hours exceeding the baseline agreement (e.g., large projects or high-volume turn weeks) will be paid at an agreed-upon hourly rate .Proposed Core Hours:
10-15 hours per week not including emergency hour needs (e.g., two 6-hour days or three 4-hour days) to be coordinated and confirmed with the Onsite Manager. These hours can be flexible and changed on a weekly basis depending on the needs. Some weeks may be less and some may be more.HOW TO APPLY
