A Building and General Maintenance Technician performs building maintenance and appliance repairs for an apartment complex, housing division, residential center or business, as directed by a property manager.
Onsite Job Summary Merz Aesthetics is seeking an experienced Maintenance Technician IV to provide skilled maintenance support for company facilities, including Production, Quality, and R&D operations. This position is responsible for maintaining building and equipment operations and ensuring that facilities remain safe, functional, clean, and well organized. The Maintenance Technician IV will perform highly skilled mechanical, electrical, plumbing, HVAC, facility, and equipment maintenance , including corrective and preventative maintenance activities. The role will also support equipment-related projects, coordinate with outside contractors and vendors, maintain spare-parts inventories, and participate in an on-call/call-back rotation . Strong attention to detail, troubleshooting ability, safety awareness, documentation skills, and experience with computerized maintenance management systems are essential for success in this position. Key Responsibilities1. Corrective Maintenance Perform highly skilled mechanical, electrical, plumbing, HVAC, and other repairs on equipment and building systems. Troubleshoot equipment and facility issues and identify the root cause of operational problems. Respond to maintenance issues and emergency repairs in a timely manner. Identify and correct potential safety hazards to help prevent injuries and operational disruptions. Complete maintenance work orders and accurately document completed activities. Perform and close out maintenance tasks using SAP-PM GUI and Fiori . 2. Preventative Maintenance Perform scheduled inspections and preventative maintenance according to established procedures. Maintain Production equipment and building systems to ensure reliable and safe operation. Identify potential equipment failures and address issues before they result in downtime. Modify and document equipment maintenance procedures when required. Train personnel on applicable maintenance procedures and equipment-related activities. Verify that all preventative maintenance tasks are properly completed and closed in SAP-PM. Maintain accurate maintenance records and documentation. 3. Facilities, Engineering & R&D Support Provide skilled maintenance support to Facilities, Engineering, Production, Quality, and R&D teams. Assist with equipment-related projects by performing key hands-on maintenance and technical activities. Support installation, modification, troubleshooting, and maintenance of equipment and facility systems. Develop and maintain appropriate equipment spare-parts inventories. Collaborate with cross-functional teams to support operational and project requirements. 4. Project & Contractor Management Lead and coordinate maintenance-related activities for small projects. Coordinate work performed by outside contractors and vendors. Ensure contractor activities are completed safely, efficiently, and according to requirements. Support project planning and execution involving facility and equipment maintenance. 5. On-Call / Call-Back Support Participate in an assigned on-call rotation for equipment and facility repair and maintenance. Respond to maintenance-related issues during off-hours when required. Provide call-back support when an issue cannot be adequately addressed by the on-call technician alone. Maintain a high level of responsiveness for safety-critical and operational maintenance issues. 6. Safety, Compliance & Workplace Organization Maintain a safe and functional work environment across Production, Quality, R&D, and facility areas. Follow all applicable company policies, procedures, safety requirements, and standards. Maintain maintenance shops, offices, tools, equipment, and work areas in a clean and organized condition. Demonstrate strong attention to detail and ensure potential hazards are not overlooked. Perform other duties as assigned and comply with organizational policies and standards. Required QualificationsEducation Associate degree in Automotive Technology, Industrial/Electrical Technology, Facility/Equipment Maintenance , or a related technical field; OR Equivalent trade school certification; OR Equivalent extensive hands-on work experience. Experience 5+ years of experience in plumbing, HVAC, mechanical, electrical, facilities maintenance, equipment maintenance, or related skilled trades. Broad knowledge and hands-on experience across multiple maintenance trades. Demonstrated ability to troubleshoot and repair mechanical and electrical systems. Experience performing both preventative and corrective maintenance is strongly required. Required License Valid Driver's License required upon hire. Preferred Qualifications Certified Stationary Engineer license preferred. Experience working in a manufacturing, production, R&D, or regulated facility environment. Experience working with computerized maintenance management systems (CMMS). Experience using SAP-PM , including SAP-PM GUI and Fiori, is highly desirable. Experience coordinating contractors, vendors, and small maintenance projects. Required Knowledge, Skills & Abilities Strong electrical and mechanical aptitude. Strong written and verbal communication skills. Excellent attention to detail. Ability to accurately complete technical documentation and maintenance records. Proficiency with computers and Microsoft Office Suite , including Excel, Word, and Outlook. Understanding of and hands-on experience with Computerized Maintenance Management System (CMMS) software. Ability to work independently as well as collaboratively with cross-functional teams. Ability to prioritize multiple maintenance requests and respond effectively to urgent issues. Strong organizational skills and commitment to maintaining clean and orderly work areas. The role may require:

Occasional operation of machinery and equipment. Regular lifting and movement of light equipment. Moderate lifting of approximately 5-20 lbs. may occur frequently, while lifting over 20 lbs. is rare. Visual and auditory capabilities necessary to perform maintenance and safety-related activities. Manual dexterity, depth perception, and color discrimination may occasionally be required. Travel Requirements Approximately 30%-40% travel . Local travel is expected to be frequent/constant as required by the position. Occasional national and international travel may be required.
