Job Description

Full Job Description Overview Grayham Property Management is seeking a skilled Maintenance/Turnover Technician to join our growing team. The ideal candidate will possess a strong general maintenance background including skills such as basic carpentry, drywalling and painting, installing light fixtures and basic electrical work, basic appliance repairs, flooring installation, as well as window and door installation. Top candidates will also have the ability to troubleshoot issues in the field with minimum supervision while managing time effectively. This position will play a vital role in ensuring the timely completion of all maintenance tasks needed between tenants in our residential rental units, ensuring a safe and functional environment for all. This position offers the opportunity to work on diverse projects, from routine repairs, to full unit transformations. with Your skills will directly impact the comfort and safety of our tenants. Responsibilities & Duties Complete all unit turnover work orders in a timely and professional manner to ensure property readiness and tenant satisfaction. Manage your own daily schedule while coordinating efficiently with the turnover team and external vendors. Communicate effectively and professionally with the turnover coordinator and other team members as needed. Maintain accurate records of maintenance activities using AppFolio. Adhere to company policies, procedures and safety protocols during all tasks. Availability to be on call (on rotation, 1 week every 6 weeks). Perform other duties as assigned. Requirements & Qualifications High school Diploma or GED preferred. 2+ years of experience with general maintenance tasks such as plumbing, HVAC servicing, appliance repairs, electrical repairs, and general handyman duties. Valid driver's license & maintenance of good driving record at all times. Proficiency in troubleshooting and various repair techniques. Knowledge of CMMS software for work order management and record keeping (Experience with AppFolio is a plus). Ability to communicate effectively and in a professional manner. High level of organization and attention to detail. Ability to work effectively as a team. Ability to work with minimum supervision. Clean personal background/ criminal record.
