GENERAL DESCRIPTION
Under minimal supervision, this position is responsible for maintaining state facilities in a safe, functional, and efficient condition. Duties include performing planned, preventive, scheduled, and emergency maintenance and repairs on building systems and infrastructure, including roofing, walls, flooring, door hardware, concrete, and fixtures. The position assists with the maintenance and repair of mechanical, HVAC, electrical, plumbing, and building management systems to ensure reliable facility operations. This role independently evaluates maintenance needs, determines the urgency of repair requests, prioritizes work orders, develops cost estimates, procures necessary materials and replacement parts, and accurately documents completed work in accordance with established policies, procedures, and standard operating practices. The position plays a key role in preserving facility assets, supporting operational continuity, and providing a safe environment for employees and visitors. Working for more than a paycheck.

ESSENTIAL FUNCTIONS
The listed functions are illustrative only and are not intended to describe every function that may be performed at the job level. Perform interior and exterior building maintenance tasks involving windows, walls, ceilings, floors, soffits, fascia, roofs, gutters and downspouts, doors and door components, door locks, exit devices and closures, door hardware installation, repairs, and maintenance. Provide preventative maintenance to assigned facilities such as repair & install caulking, drywall repair & painting, ceiling tile replacement, hanging pictures & amenities, installation & repair of furniture, and assist with moving furniture & equipment. Perform snow removal, assist with grounds duties as needed, repair flag poles, and install signage. Responsible for upkeep and preventative maintenance of assigned work trucks, equipment, and tools. Reads and interprets building plans & prints, building O/M manuals, equipment maintenance manuals, and mechanical and plumbing drawings. Conducts monthly, semi-annual, and annual inspections at facilities to ensure the facility and equipment are in good working order and in compliance with all federal, state, local, and environmental regulations. Perform locksmith duties that will include but are not limited to, re-keying, pinning cores, cutting keys, installation of locksets, installation of door hardware, repair and maintenance of locking devices Statewide. Preventive Maintenance, Scheduled Maintenance, Repair, and emergency repairs of lock systems and door hardware. PREFERENCES/•AGENCY

KNOWLEDGE
Knowledge of applicable building codes, life safety codes, and ADA codes. Knowledge of federal, state, and local codes, ordinances, laws, and regulations in relation to construction and building maintenance. Knowledge of hand and power tools used in skilled trades including heavy construction, woodworking, metalworking, and masonry. Knowledge of grades, kinds, and uses of various woods and wood products. Knowledge of concrete, concrete masonry units (CMU), brick, asphalt, and various hard surface repairs and maintenance. Knowledge of door locks and lock hardware, lock systems, and keying. Knowledge of doors and door hardware, door frames, and door components. Knowledge of windows and fenestration systems. Knowledge of walls, wall construction, and wall finishes to include taping, texturing, priming, and painting. Knowledge of ceilings, ceiling systems, ceiling components, ceiling construction, and ceiling maintenance. Knowledge of flooring, flooring systems, flooring installation, and maintenance Knowledge of cabinetry, casework, furniture, cubicle systems, furniture maintenance, and repair.
