  • $175 a day 5 hours ago Benefits Flexible schedule Qualifications Moving Full Job Description 1099 Turnover & Unit Readiness Coordinator Independent Contractor Job Description We are seeking a reliable and detail-oriented independent contractor that can perform rental property maintenance, handyman work, painting, cleaning coordination, and general contracting.
The contractor will be responsible for ensuring vacant units are fully prepared, functional, clean, and move-in ready for new tenants in a timely manner. Must have their own transportation/vehicle and tools Position Type
  • 1099 Independent Contractor
  • Flexible schedule based on turnover and maintenance needs
  • Paid a daily rate Primary Responsibilities
  • Coordinate and complete rental property turnovers
Perform:
  • Trash outs / clean outs
  • Interior painting and touch-ups
  • Basic repairs and maintenance
  • Smoke detector and battery checks
  • Cleaning coordination
  • Appliance checks
  • Light fixture, outlet, and plumbing checks
  • Yard or exterior touch-up needs
  • Ensure all systems are functioning properly before tenant move-in
  • Conduct final walk-through inspections
  • Create punch lists and ensure completion of all items
  • Communicate unit status updates with management
  • Coordinate vendors and subcontractors when needed
  • Pick up and deliver supplies/materials as necessary
  • Help minimize vacancy time and prepare units quickly for re-rental Qualifications
  • Experience in property maintenance, turnovers, handyman work, or construction preferred
  • Basic knowledge of plumbing, electrical, painting, and general repairs
  • Strong attention to detail
  • Ability to work independently and manage multiple projects
  • Reliable transportation and valid driver's license
  • Ability to lift and move materials/equipment
  • Smartphone for photos, communication, and task tracking Preferred Skills

  • Minor plumbing/electrical troubleshooting
  • Vendor management experience
