High school diploma or GED Full Job Description Handyperson / Maintenance Technician (32BJ SEIU) Location New York City Position Summary The Handyperson is responsible for the general maintenance, repair, and upkeep of commercial and/or residential properties in accordance with building standards, safety regulations, and 32BJ union requirements. This role supports building operations by performing preventative maintenance, responding to service requests, and ensuring that all systems and common areas remain in safe and functional condition. Key Responsibilities Perform routine building maintenance and repairs including plumbing, electrical, carpentry, painting, and basic HVAC work. Inspect building systems and equipment to identify maintenance needs and safety concerns. Respond promptly to tenant service requests and emergency maintenance calls. Maintain boilers, pumps, lighting, doors, locks, and other building components. Conduct preventative maintenance on building equipment and mechanical systems. Keep accurate maintenance logs, work orders, and inspection records. Ensure compliance with OSHA, FDNY, DOB, and company safety procedures. Assist porters, supers, and engineering staff as needed. Maintain cleanliness and organization of maintenance areas, workshops, and storage rooms. Coordinate with outside contractors and vendors during repairs or projects. Remove snow, ice, and debris from property entrances and walkways when required. Carry out other duties as required to support building operations and tenant needs. Qualifications High school diploma or GED preferred. Prior experience in building maintenance, facilities, or property operations preferred.Basic knowledge of:
Electrical systems Plumbing repairs Carpentry HVAC systems Painting and patchwork Ability to use hand tools, power tools, and maintenance equipment safely. Strong troubleshooting and problem-solving skills. Good communication and customer service abilities. Ability to lift up to 50 pounds and work in varying weather or building conditions. Must be eligible to work under 32BJ SEIU collective bargaining agreement requirements. Preferred Certifications OSHA 10 orOSHA 30 FDNY
Certificates of Fitness EPA Certification Boiler or refrigeration licenses (if applicable) Schedule Full-time May require evenings, weekends, holidays, and on-call emergency coverage.
