POSITION SUMMARY
Responsible for using a variety of tools and equipment to maintain the facilities and equipment of the Twin Lakes Community campus. Duties include, but are not limited to; appliance repair, carpentry, construction, plumbing, electrical and general preventative maintenance.
HOURS:
8am•4:00pm Monday•Friday. Or compressed work week schedules available for a 4-day work week. Essential Duties and Responsibilities Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.
General Maintenance:
Maintain grounds and buildings, performing preventative maintenance, repairs and cleaning of buildings and grounds to include light plumbing, minor electrical, lighting, appliance repair, floor care, carpentry, mechanical, door hardware repairs and maintenance, painting and plastering. Experience with WorxHub or training will be required to perform this job. Requires "on call" as scheduled in advance, including weekends are required.
Painter:
Responsible for mixing, matching, and applying paint to various surfaces, completing touchups, and coordinating large painting projects. Apply paint to surfaces including canvas, walls, floors, doors, and cabinets. Mix, match, and apply paint, varnish, shellac, enamel, and other finishes. Scrape, sandpaper, prime, or seal surfaces prior to painting. Clean walls to ensure proper adherence. Cover surfaces with cloth or plastic to ensure protection.
Carpet Installer:
Responsible for measuring and prepping rooms for the installation of carpet. Prepares and exhibits samples for selection, rips up old flooring, and installs carpet in offices, homes, and buildings. Lay floor coverings in buildings, offices, homes, restaurants, and businesses. Install carpet. Measure rooms and draw up specifications for carpet. Remove and dispose of old flooring. Lay out samples for selection. Fasten a tackless strip to the floor. Install the padded cushion. Roll out, measure, mark, and cut the carpet. Position the carpet and stretch it to fit.
Appliance Repair:
Identify and diagnose problems with various appliances using diagnostic tools and knowledge of appliance systems. Replace or repair faulty parts, including switches, bearings, transmissions, belts, gears, circuit boards, motors, compressors, wiring and other components.. Disassemble and reassemble appliances to access and repair components. Perform routine maintenance and preventive care. Maintain household appliances, including refrigerators, dishwashers, ovens, washing machines, and dryers. Commercial kitchen appliance repair on Food Service equipment. Commercial laundry equipment repair.
Additional Essential Duties and Responsibilities:
Possess the ability to make independent decisions when circumstances warrant it using good judgement and ethical conduct. Able to perform job duties and work independently with frequent interruptions. Able to organize, prioritize, and manage time, multiple tasks and projects. Capable of concentrating with large volumes of work and handle pressure. Able to work mandatory work days and mandatory OT as needed. Able to meet the physical demands and working environment of the position. Able to follow procedures.
Working Environment:
May be required to adjust scheduled time or work beyond normal hours for planned activities/events and emergencies. Additionally, mandatory overtime may be required based on the operational need. Operates in a professional office environment. Routinely uses standard office equipment such as computers, phones, copy machines, fax machines and file cabinets. May be exposed to odors from cleaning supplies, chemicals, equipment, and /or waste. Must be able to withstand inclement weather, warm and cool temperatures. PPE may be required when performing certain tasks associated with this position. Maintain care and use of supplies and equipment; make regular inspections of building areas. Education and/or Experience Two year technical degree in HVAC or electrical maintenance is preferred. Experience with GE appliances a plus. Experience with Commercial appliances a plus. Experience with Commercial laundry repair a plus.
