Job Title:
Facilities Maintenance Engineer / Facilities Technician (GMP) Job Description This hands-on role supports the operation, maintenance, and reliability of a GMP manufacturing facility. You will focus on HVAC, electrical, and general facilities systems while working in cleanroom and regulated environments. The position is ideal for a facilities professional with strong technical skills who enjoys troubleshooting, preventive maintenance, and collaborating with cross-functional teams in a fast-growing, startup manufacturing setting. Responsibilities Perform preventive maintenance, troubleshooting, and repairs on GMP process equipment, utilities, and facility systems to ensure reliable operation. Maintain, troubleshoot, and repair HVAC systems, including rooftop units (RTUs), split systems, and refrigeration equipment. Perform basic to intermediate electrical work, including 220V wiring, panel troubleshooting, and equipment connections in a safe and compliant manner. Support general facilities maintenance activities, including work on boilers, chillers, air compressors, dryers, and process gas or utility distribution systems. Respond promptly to alarms, equipment breakdowns, and urgent facilities issues to minimize downtime and support continuous manufacturing operations. Provide on-call support on a rotational basis as needed to address after-hours facilities and equipment issues. Perform maintenance activities within cleanroom and GMP environments, following all safety, cleanliness, and regulatory compliance requirements. Support maintenance and repair of complex manufacturing systems such as isolators, HEPA filtration systems, environmental control equipment, and critical process support equipment. Assist with equipment installation, commissioning, and qualification activities in accordance with GMP guidelines and internal procedures. Maintain accurate, timely documentation of maintenance activities in a computerized maintenance management system (CMMS). Support Quality investigations, Change Controls, and CAPA activities by providing technical input and maintenance-related documentation. Coordinate with vendors, contractors, and internal stakeholders to schedule and oversee maintenance, repairs, and service activities. Order parts, manage spare parts inventory, and help ensure critical components are available to support uninterrupted operations. Collaborate closely with Manufacturing, Quality, and Facilities teams to diagnose technical issues and implement effective solutions. Read and interpret technical documentation, equipment manuals, and drawings to plan and execute maintenance tasks. Work across multiple trades (HVAC, electrical, mechanical) and support a wide variety of systems beyond primary specialty as needed in a dynamic environment. Essential Skills Minimum of 2 years of facilities maintenance experience in a regulated or GMP-adjacent environment. Demonstrated experience working in GMP environments and adherence to GMP practices. Hands-on HVAC experience, including work with RTUs, split systems, and refrigeration equipment. Ability to perform basic to intermediate electrical work, including 220V wiring, panel troubleshooting, and equipment connections. Strong mechanical aptitude with an understanding of complex facility and process systems. Comfort working across multiple trades, including HVAC, electrical, and mechanical maintenance. Ability to read and understand technical documentation, equipment manuals, and engineering drawings. Strong attention to detail and commitment to accurate documentation in a CMMS or similar system. Ability to lift up to 50 lbs as part of routine maintenance and equipment handling. Strong communication skills and a team-oriented mindset for effective collaboration. Demonstrated integrity, adaptability, and a willingness to learn in a fast-paced environment. Additional Skills & Qualifications Electrical certification preferred. Experience with boilers and chillers in an industrial or manufacturing setting. Experience with air compressors, dryers, and process gas or utility distribution systems. Experience maintaining cleanroom equipment such as isolators and HEPA filtration systems. Exposure to cell therapy, biotechnology, or GMP manufacturing environments. Experience using a computerized maintenance management system (CMMS) for work orders and documentation. Service technician or maintenance technician background in a manufacturing or facilities environment. Ability to manage spare parts inventory and coordinate with vendors and contractors. Willingness to work on a wide variety of systems beyond primary specialty to support facility needs. Why Work Here? Work Environment This position is based in a GMP manufacturing facility with cleanroom and controlled environments, as well as utility and mechanical spaces housing boilers, chillers, compressors, and HVAC equipment. You will work with a range of systems, including RTUs, split systems, refrigeration units, electrical panels, process utilities, isolators, HEPA filtration, and environmental control equipment. The standard schedule is Monday through Friday from 10:00 a.m. to 6:00 p.m., with rotational on-call responsibilities to support after-hours needs. The environment is fast-paced and dynamic, reflecting a startup culture where priorities can shift quickly and collaboration across Manufacturing, Quality, and Facilities teams is essential. Work involves hands-on tasks, use of standard tools and test equipment, and adherence to GMP, safety, and cleanliness requirements appropriate for regulated manufacturing and cleanroom spaces. Job Type & Location This is a Contract to Hire position based out of South San Francisco, CA. Pay and Benefits The pay range for this position is $40.00 - $50.00/hr.
