Position Summary The HVAC Maintenance Technician is responsible for the installation, maintenance, troubleshooting, and repair of heating, ventilation, air conditioning, and refrigeration systems. This position helps ensure all HVAC equipment operates safely, efficiently, and in compliance with company standards while providing excellent customer service to residents and staff. Essential Duties and Responsibilities Perform routine preventive maintenance on HVAC systems and equipment. Diagnose and repair heating, cooling, ventilation, and refrigeration issues. Install, replace, and test HVAC components including compressors, motors, thermostats, capacitors, contactors, and control systems. Respond to service requests and emergency maintenance calls in a timely manner. Inspect HVAC systems to identify potential issues and recommend repairs. Maintain accurate records of work performed, materials used, and equipment conditions. Ensure compliance with all safety regulations, company policies, and applicable building codes. Monitor refrigerant usage and handle refrigerants according to EPA guidelines. Assist with general maintenance tasks as needed, including plumbing, electrical, and building repairs. Maintain tools, equipment, and work areas in a clean and organized manner. Communicate professionally with residents, vendors, and management regarding maintenance issues and repair status. Qualifications High school diploma or GED required. EPA Section 608 Certification required. HVAC certification or technical training preferred. Minimum of 2 years of HVAC maintenance and repair experience preferred. Valid driver's license and reliable transportation. Working knowledge of electrical, mechanical, and refrigeration systems. Ability to read and interpret technical manuals, wiring diagrams, and blueprints. Strong troubleshooting and problem-solving skills. Physical Requirements Ability to lift and carry up to 75 pounds. Ability to stand, walk, bend, kneel, climb ladders, and work in confined spaces for extended periods. Ability to work indoors and outdoors in varying weather conditions. Must be available for on-call and after-hours emergency service as required. Knowledge, Skills, and Abilities Strong mechanical aptitude. Excellent customer service and communication skills. Ability to work independently and as part of a team. Strong organizational and time-management skills. Ability to prioritize multiple tasks in a fast-paced environment. Work Schedule Full-time position. May require evenings, weekends, holidays, and participation in an on-call rotation.
