Job Description

Job Summary:
We are seeking a highly skilled, for full-time apartment maintenance split across two of our properties. This role requires an experienced professional to handle apartment unit turns, plumbing, and HVAC systems. The properties are located 20 miles apart in the Manchester (63021) and Hazelwood (63042) areas, requiring a reliable service vehicle to travel between locations.
Compensation & Schedule Pay Range:
$25.00 - $35.00 per hour (Based on experience)
Schedule:
Monday to Friday, [Insert Hours, e.g., 8:00 AM - 5:00 PM]
Location:
Split between Manchester, MO 63021 and Hazelwood, MO 63042
Key Responsibilities Unit Turns:
Complete full, high-quality make-ready turns on vacant apartments, including advanced drywall patching, painting, and hardware replacement.
HVAC Maintenance:
Troubleshoot, service, diagnose, and repair/replace residential heating and cooling systems.
Plumbing Repairs:
Clear standard line clogs, repair active leaks, and replace whole toilets, garbage disposals, sinks, and faucets.
Property Travel:
Manage your schedule effectively to travel the 20 miles between the two property sites as maintenance tickets and turns require.
General Upkeep:
Independently manage and resolve daily resident work orders with minimal oversight.
Qualifications & Requirements Experience:
5 to 10 years of hands-on multifamily apartment maintenance experience is strictly required.
HVAC Certification:
EPA Universal or Type II certification is required.
Technical Skills:
Expert-level proficiency in residential plumbing, HVAC diagnostic work, and comprehensive make-ready workflows. Contractor Status (1099): Must possess your own professional-grade tools, a reliable truck or work van, and active general liability insurance.
License:
Valid driver's license and a clean driving record.
Pay:
$25.00 - $30.00 per hour
