Job Title HVAC Technician - Apartment Community Position Summary Keep our residents comfortable year-round by inspecting, diagnosing, repairing, and maintaining every heating, ventilation, and air-conditioning system on the property. You'll be part of a small maintenance team and report to the Maintenance Supervisor. Key Responsibilities Area What You'll Do Preventive Maintenance Perform seasonal tune-ups on split systems, heat pumps, package units, mini-splits, and PTACs Replace filters, belts, thermostats, contactors, and capacitors before they fail Diagnostics & Repair Troubleshoot no-cool/no-heat calls, refrigerant leaks, electrical faults, and airflow problems Recover, evacuate, and charge refrigerant per EPA guidelines Resident Service Respond to service requests in Rent Manager, communicate findings to residents, and document all work Compliance & Safety Help with basic plumbing, electrical, and appliance repairs when HVAC calls are light Participate in the emergency on-call rotation. Track parts, submit purchase orders, and meet with outside vendors when specialty work is needed Qualifications High school diploma or GED EPA Certification—Type I & II required; Universal preferred Minimum 3 years' residential or multi-family HVAC experience Working knowledge of basic electricity, brazing, vacuum pumps, and recovery machines Valid driver's license and clean driving record Able to lift 50 lbs., climb ladders, and work in attics/crawl spaces Strong customer-service skills and the ability to communicate clearly with residents and teammates Must pass background check and drug screening Benefits 401(k) Retirement Savings Plan Health Insurance Vision Coverage Dental Coverage Profit Sharing/Maintenance Incentive Program Equal Opportunity Employer We value diversity and do not discriminate on the basis of race, religion, color, national origin, gender, sexual orientation, age, veteran status, or disability.
