About N&S Property Services LLC N&S Property Services LLC is an SBA 8(a) and HUBZone certified small business federal contractor providing facilities maintenance and support services to U.S. Government installations nationwide. We are committed to delivering mission-critical facility operations with a disciplined, professional workforce. We are currently seeking a skilled and dependable HVAC/Electrical Technician to support ongoing operations and maintenance services at a U.S. Government installation in Fayetteville, North Carolina. Position Overview The HVAC/Electrical Technician serves as a key member of our facilities maintenance team, performing preventive maintenance, diagnostics, repair, and installation of heating, ventilation, air conditioning, and electrical systems across multiple government-occupied buildings. This position operates Monday through Friday, 0730 to 1630, and requires the highest standards of professionalism, technical competency, and compliance with applicable codes, regulations, and security requirements. Key Responsibilities HVAC Duties Diagnose causes of problems and failures in heating and air conditioning systems and identify equipment and system repair or replacement requirements Perform routine and preventive maintenance on HVAC systems and associated equipment including cooling towers, condensers, receivers, chillers, pumps, motors, air handlers, fan coils, and piping to ensure continuous and reliable operation Repair heating and air conditioning systems and components to maintain a comfortable and operationally ready work environment Inspect HVAC systems and components including heating units, building exhaust fans, and ventilation units to evaluate condition, identify necessary repairs, and recommend preventive maintenance actions Install heating and air conditioning equipment and systems in support of enhanced or upgraded building capabilities Clean and maintain HVAC diffusers, grilles, supply and return air components, and associated fixtures in accordance with applicable standards Perform complete servicing and preventive maintenance on cooling tower, condenser, receiver, and chiller systems in conformance with applicable building, fire, life safety, and regulatory codes Electrical Duties Perform preventive maintenance and repairs on all electrical equipment in compliance with NFPA 70 and the National Electrical Code (NEC) Diagnose causes of problems and failures in electrical systems and identify repair or replacement requirements Maintain, modify, replace, and perform minor repairs on electrical systems, distribution equipment, controls, lines, fixtures, outlets, panel boxes, switchboards, power circuits, and related equipment Install electrical equipment and systems in support of enhanced or upgraded building capabilities Respond to emergency electrical situations during normal duty hours to resolve immediate safety and operational concerns Ensure all replaced electrical items are UL listed and labeled General Responsibilities Execute the facility preventive maintenance program on schedule and maintain accurate, timely documentation of all tasks completed Submit preventive maintenance task closeout reports to the COR within three calendar days of onsite work completion, including labor hours by category, materials used, completion time and date, and any special observations Report all facility defects to the Facility Manager and COR no later than the following workday; report emergencies within 30 minutes Maintain a 15-day supply of expendable parts and materials required for preventive maintenance activities Comply with all OSHA, Army, DoD, and installation-specific safety, security, and environmental requirements Wear company uniform at all times during contract performance Identify yourself as a contractor employee in all government interactions Required Qualifications United States citizenship is required Minimum of three (3) years of verifiable experience working on HVAC systems and associated equipment Valid EPA Universal certification for handling refrigerants Demonstrated experience performing electrical maintenance and repair in compliance with NFPA and NEC codes Possession of valid North Carolina or applicable Federal certifications for HVAC and electrical work, or verifiable equivalent work experience of not less than three years where no certification is required Ability to obtain and maintain a U.S. Department of Defense Secret security clearance Valid state driver's license Ability to read, speak, write, and understand the English language Physical ability to perform the full range of assigned duties throughout the period of employment Preferred Qualifications Active Secret security clearance or existing Facility Clearance (FCL) sponsored by a U.S. Government agency or contractor Prior experience performing O&M services at a DoD or U.S. Army installation Familiarity with Trane chiller systems Experience with HEAT ticketing or similar work order management systems Working knowledge of UFC standards, EM 385-1-1, and Army facility maintenance requirements Security Requirements This position requires access to a U.S. Government controlled installation. All candidates must be able to satisfy background check requirements including NCIC-III and Terrorist Screening Database adjudication standards. N&S Property Services LLC will sponsor qualified candidates through the Secret security clearance process. Candidates who already hold an active Secret clearance or Facility Clearance are strongly encouraged to apply. Completion of the following training is required within timeframes established by the contract: OPSEC Level I Awareness Training, AT Level I Awareness Training, iWATCH Training, and DoD Information Assurance Awareness Training.
Compensation and Schedule Compensation:
$27.36 - 31.36 per hour.

PTO, health and welfare benefits, and 401(k) contributions for all hours worked in regular duties.
