Job Description

Summary The HVAC Technician is responsible for maintaining, inspecting, and repairing heating, ventilation, and air conditioning systems throughout the property portfolio. This role maintains all HVAC systems to operate efficiently, safely, and in compliance with established maintenance procedures and health and safety standards, while delivering timely service and a high level of tenant satisfaction. Responsibilities
- Perform preventative maintenance, daily inspections, and repairs on HVAC systems, including heating units, air conditioners, ventilation systems, and related components.
- Diagnose system issues, exchange worn or broken parts, and implement effective, timely solutions.
- Respond to service requests and emergency maintenance calls.
- Install new HVAC systems and replace outdated or malfunctioning equipment as needed.
- Ensure all work complies with local, state, and federal regulations, as well as company standards.
- Maintain accurate records of inspections, maintenance, repairs, and parts inventory.
- Communicate clearly with internal items, clients, and external vendors regarding system status and repair timelines.
- Monitor system performance and recommend updates and preventative maintenance plans.
- Maintain tools, equipment, and work areas in safe and clean condition.
- Follow all safety procedures and company policies.
- Perform other duties as assigned. Qualifications
- High school diploma or equivalent required; technical or trade school certification in HVAC preferred.
- One to three years of experience as an HVAC technician.
- Strong knowledge of HVAC systems, plumbing, electrical, braising, and safety procedures.
- Ability to read and interpret technical manuals, blueprints, and schematics.
- Excellent troubleshooting and problem-solving skills.
- Strong time management and ability to prioritize tasks across multiple locations.
- Good communication and customer-service-oriented attitude.
- Basic computer skills for work order systems and communications.
- Prolonged periods of standing, walking, climbing, bending, and repetitive hand use with power and non-power tools.
- Ability to lift heavy objects up to 50 pounds, work in varying environmental conditions, and perform physically demanding tasks.
- Valid driver's license and access to a reliable personal vehicle required.
- Valid HVAC certification/licensure preferred (Universal Refrigerant certificate).
- Any trade certification(s) and/or OSHA certification(s) a plus.
