SUMMARY OF POSITION
The Facilities Maintenance HVAC/Building Systems Supervisor is responsible for the monitoring, coordinating, and performing of the operations, maintenance, and repair of HVAC systems, components, and associated support systems within City facilities. The supervisor is required to perform complex HVAC technical, investigative, and supervisory duties requiring a higher level of knowledge and skill. The supervisor is responsible for ensuring the building systems maintain the appropriate comfort level in the building spaces.

ESSENTIAL DUTIES AND RESPONSIBILITIES
Provide timely, accurate, and thorough performance evaluations of HVAC Technicians and provide technical and safety training. Develop and implement preventive maintenance standard operational procedures (S.O.P.) for commercial HVAC systems, HVAC related electrical systems, boilers, and cooling towers. Diagnose and replace or repair faulty components, check refrigerant levels, change filters, and recommend replacement of equipment as appropriate. Maintain a schedule, oversee and assist with preventive maintenance of all HVAC systems in City buildings and facilities; maintain records of supplies, parts, and materials used. Manage service requests, work orders and update assets within Cityworks system. Oversee and assist with all general maintenance and repair of City buildings but focus on HVAC and energy management systems. Oversee and assist with completing preventive maintenance and repairs to controls and energy management systems. Order and maintain inventory of supplies and spare parts to ensure quick access to critical components and minimize downtime of systems. Be responsible for maintaining records for the Maintenance Division according to Environmental Protection Agency (EPA) regulations when transferring refrigerants. Assist in preparing bid and project specifications for contracted services; coordinate repairs between vendors and City staff; oversee project work to ensure compliance with City building codes, OSHA, and other regulations. Provide ongoing on-the-job training and assistance to other employees in the repair of support systems. Responds to emergency situations after hours or on weekends. Determines the timing of when equipment should be replaced. Read and interpret blueprints and diagrams. Must recognize deviations in the design of and materials used in actual installation from requirements in written plans, specifications, and codes. Diagnoses defective operations and excessive wear on equipment parts and components. Perform other duties as assigned or directed.

Requires the ability to operate, maneuver and/or control the actions of equipment, machinery, tools, and/or materials used in performing essential functions. Requires the ability to utilize a wide variety of descriptive data and information, such as electrical diagrams, work orders, policy manuals, and equipment instructions. Requires ability to carry out instructions furnished in written, oral, or diagrammatic form. Involves semi-routine standardized work with some latitude for independent judgment concerning choices of action. Requires the ability to perform coordinated movements involving placing and turning motions, such as operating a tractor, drill press, handheld radio, table saw, and computer terminal. Intermediate or advanced knowledge of data entry, MS word, MS excel, the ability to learn the current Work Order System and the ability to learn the Tracer Summit HVAC Control System Knowledge of installation, maintenance, and repair methods relating to commercial building support systems. Knowledge of electrical codes applicable to the installation, maintenance and repair of electrical circuits and wiring systems. Knowledge of advanced commercial HVAC systems including CenTraVac Water Cooled Centrifugal Chillers and Boiler Systems. Knowledge of software and hardware applications of intrusion alarm systems, fire alarm systems and lighting systems. Knowledge of OSHA regulations. Ability to read and interpret blueprints and drawings. Ability to troubleshoot and repair equipment issues. Ability to work in a stressful environment. Build professional relationships with internal staff and customers. Offer flexibility and adaptability, especially during times of change. Must possess strong technical knowledge of commercial HVAC systems, HVAC related electrical systems, boilers, and cooling towers. Ability to travel to various City buildings and facilities.
MINIMUM QUALIFICATIONS
Any work related experience resulting in acceptable proficiency levels in the below Minimum Qualifications may be an acceptable substitute for the below specified education and experience requirements. High school diploma or GED equivalent supplemented by HVAC Technical School completion. 7 years HVAC maintenance and repair experience and supervisory experience of HVAC team. Must possess ACR Class A license, ACR Certified Technician License with TDLR and CFC Reclamation and Recycling License Type I, II and III, and Mobile Air.
PREFERRED QUALIFICATIONS
Associate of Applied Science in Heating, Air conditioning, and Refrigeration Technology
CONDITIONS OF EMPLOYMENT
Must have Class C Texas Driver's License. Must pass a drug screen and background check. Will be required to work on-call. Additional certifications may be required upon appointment. Periodic CJIS background check.
PHYSICAL DEMANDS
Tasks involve the ability to exert heavy physical effort in heavy work, with greater emphasis on climbing and balancing, but typically also involving some combination of stooping, kneeling, crouching, and crawling, and the lifting, carrying, pushing, and/or pulling of moderately heavy objects and materials (20-50 pounds); may occasionally involve heavier objects and materials (up to 100 pounds). Tasks involve the ability to work in confined spaces and at heights. [MH1] Some tasks require visual and odor perception and discrimination.
WORK ENVIRONMENT
Tasks may risk exposure to extreme cold/heat or extreme weather conditions, strong odors or smoke, dust or pollen, and toxic chemicals.
