Area Maintenance Specialist Portico Property Management - 3.2 Phoenix, AZ Job Details $22 - $25 an hour 9 hours ago Qualifications Customer communication Outdoor work Driver's License Facilities maintenance customer service Full Job Description Portico has an amazing opportunity to join our team as an Area Maintenance Specialist! This position will support operations throughout our Phoenix, AZ portfolio. Job Summary The Area Maintenance Specialist supports multiple apartment communities by performing maintenance repairs, preventive maintenance, unit turns, and emergency response. This role ensures the physical condition, safety, and appearance of properties while delivering excellent customer service to residents and team members. Key Responsibilities Maintenance & Service Requests Complete service requests within 24 hours, including plumbing, electrical, HVAC, appliances, carpentry, drywall, painting, flooring, doors, locks, and blinds Document, track, and close work orders using OneSite or similar property management software Escalate repairs requiring parts, vendors, or additional support Participate in on-call rotation, including evenings and weekends Assist with resident lockouts following key control procedures Monitor expenses and submit receipts per company policy Preventive Maintenance Perform scheduled interior preventive maintenance (HVAC filters, smoke detectors, coil cleaning, leak detection, mold inspection) Assist with exterior preventive maintenance including lighting checks, gutters, irrigation, access gates, and amenity equipment Exterior & Common Area Maintenance Maintain cleanliness, safety, and curb appeal of buildings, grounds, breezeways, parking lots, and sidewalks Assist with pool/spa maintenance and chemical logs Support trash control, irrigation repairs, lighting, fitness centers, and other amenities Provide weekend coverage for exterior and common area maintenance as needed Make-Ready / Unit Turns Assist with trash-outs, repairs, painting, appliance moves, and unit preparation Perform lock changes and inspections prior to resident move-in Track and communicate unit status during the make-ready process Complete new move-in service requests promptly Safety & Emergency Response Follow all safety, risk management, and emergency response procedures Assist with fire alarms, extinguishers, and safety equipment Respond to emergencies including fire, severe weather, and property damage Report incidents and complete required documentation Team & Operations Support Attend daily maintenance meetings and weekly staff meetings Partner with on-site teams, corporate associates, vendors, and sister communities Maintain a clean, organized maintenance shop and accurate inventory levels Complete special projects and assignments as needed Qualifications Required Minimum 1 year of maintenance experience (plumbing, electrical, HVAC, carpentry, painting, or general maintenance) Ability to work independently across multiple properties Strong customer service and communication skills Ability to read, write, and communicate in English Valid driver's license and proof of insurance Ability to supply own basic hand tools Preferred High school diploma or GED Experience in multifamily or residential property maintenance Knowledge of OneSite, Yardi, or similar property management systems EPA, CPO, or other relevant maintenance certifications Spanish language skills Physical Requirements Ability to lift up to 100 lbs Ability to climb ladders, walk stairs, and stand for extended periods Perform repetitive motions and fine motor tasks Work indoors and outdoors in varying weather conditions Work Environment Exposure to chemicals, mechanical equipment, outdoor elements, and emergency situations May require evenings, weekends, on-call shifts, overtime, and travel Pet-friendly residential environment Our Company is an equal Opportunity Employer.
