This position is responsible for maintaining the community's buildings, common areas, and mechanical systems to ensure a safe, clean, and well-maintained environment for residents and guests. The ideal candidate will have experience in general building maintenance, including plumbing, electrical, HVAC, painting, drywall, and preventive maintenance.
Essential Duties & Responsibilities:
Perform routine maintenance and repairs throughout the condominium property. Complete work orders promptly and professionally. Troubleshoot and repair minor plumbing issues, including faucets, toilets, valves, drains, and irrigation components. Perform basic electrical repairs, including replacing outlets, switches, lighting fixtures, breakers, and ballasts. Conduct preventive maintenance on HVAC equipment and replace filters as scheduled. Repair and patch drywall, perform interior and exterior painting, and complete minor carpentry repairs. Maintain mechanical rooms, equipment rooms, storage areas, and maintenance shops. Inspect common areas daily for maintenance needs and safety hazards. Assist with pool area, clubhouse, fitness center, elevators, parking garage, and other common amenities. Perform pressure washing of sidewalks, building entrances, pool decks, and other common areas as needed. Replace light bulbs and maintain exterior and interior lighting. Assist with vendor access and monitor contractor work when requested. Set up and break down meeting rooms and community events. Respond to emergency maintenance situations during or after normal business hours when required. Maintain accurate records of completed work orders and preventive maintenance activities. Ensure compliance with OSHA safety standards and company policies. Maintain tools, equipment, and inventory of maintenance supplies. Assist with hurricane preparedness, storm recovery, and emergency response procedures. Full-Time Mon-Fri 8am-4pm
