Job Description

POSITION SUMMARY
Responsible for executing maintenance requests by diagnosing problems and making repairs to maintain the physical condition and appearance of the community according to operating and safety standards; ensure that service requests and repairs are made in a timely manner.
QUALIFICATIONS REQUIRED
High School diploma or equivalent (GED) preferred. 1 year experience in property management maintenance performing the duties associated with a Maintenance Technician preferred. Able to frequently use general maintenance tools, supplies and equipment such as, but not limited to, hand tools, pressure washers, blowers, paint equipment, pool chemicals, ice removal equipment, ladders, landscaping equipment, sanders and safety equipment required. Must have compassion for and desire to work with the elderly. Must possess valid driver's license and clean driving record.
RESPONSIBILITIES
Work closely with Maintenance Director to help evaluate and find solutions to routine maintenance needs. Care for the routine maintenance needs of the Community and its residents as if they were your own home and family Assist Maintenance Director with fire and life safety training and drills as needed. Be extremely familiar with life safety and all operational systems in the Community. Respond to resident/director/staff requests for maintenance through maintenance reports and log. Assist with all minor repairs including basic carpentry, painting, electricity, plumbing, locksmith, and preventative maintenance. Assist with a standardized preventative maintenance program. Assist to ensure Communities are mechanically sound, safe, and well maintained. Assist to ensure Interiors must be neat, paint and wall coverings clean, sound and chip/scratch free. Maintenance staff will have a keen sense of detail with regard to these items: Patching, painting and repair will be a major part of the maintenance program as well as carpet care and maintenance. Assist with Grounds, building exterior and interior, signage maintenance year-round. Beds and lawns will be weeded and trimmed. Season foliage is also part of exterior maintenance plan. Ensures that residents and families receive the highest quality of service in a caring and compassionate atmosphere which recognizes the individuals' needs and rights. Maintains a valid driver's license for bus travel as needed. Attend all required in-service trainings. Be responsible for your own safety having understood and complying with all Willow Ridge safety practices, policies, and procedures. Maintaining an awareness of safety hazards and unsafe practices and reporting them immediately to the appropriate supervisors when identified. Actively participate in any injury/accident investigation applicable to your position. Be a member of, on a rotating basis, on the community's Safety Committee that include attending meetings and participating in reviewing community safety compliance and reviewing injury and accident investigations. Participate in annual safety training in-services. Performs all other duties as needed or requested by supervisor.
LEADERSHIP
Support community staff in infection control procedures including the COVID-19 and blood borne pathogen exposure plan. Able to multi-task competing priorities and perform in fast paced working environment. Able to demonstrate a high level of service delivery; does what is necessary to ensure customer satisfaction; deals with service failures and prioritizes customer needs. Ability to speak intelligently about Willow Ridge and of assisted living programs. Maintain a high level of confidentiality regarding residents, staff, and the community. Maintain flexible work schedule to be available to work evenings, nights, weekends, and holidays as needed. Follow The Willow Ridge Way and Willow Ridge Senior Living policies and procedures.
PHYSICAL/SENSORY REQUIRMENTS
Ability to exert 20-50 pounds of force occasionally and/or 10-25 pounds of force frequently and/or up to 10 pounds of force constantly to lift, carry, push, pull, or otherwise move objects. Additional physical demands include standing, walking, sitting, stooping, kneeling, crouching, crawling, bending, twisting and generally all movement associated with maintenance and housekeeping. Travel by car/bus. Must be in full compliance with all regulatory required vaccinations (including COVID 19, MMR, etc).
OSHA CLASSIFICATIONS
