Position Summary:
The vacancy prep maintenance worker 4 position is responsible for the unit turn of vacant units with across all Housing Authority-owned and managed properties. This position ensures all properties meet or exceed HUD requirements, including NSPIRE standards, by maintaining safe, sanitary, and fully functional housing conditions. The vacancy prep maintenance worker 4 position plays a critical role in protecting the Housing Authority's physical assets, supporting resident health and safety, and maintaining ongoing compliance with federal, state, and local regulations through proactive maintenance planning, inspections, and execution.
Essential Duties and Responsibilities:
Works closely with the Vacancy Prep Supervisor to coordinate maintenance projects and activities. Ensure compliance with local regulations, state, and federal laws. Keep accurate time sheets of work performed. Prepare analytical records and statistical reports. Promote safety rules and standards... Conduct inspections of LMHA properties and complete assignments. Perform skilled maintenance repairs for the purpose of unit turns Record worker activities and results. Assist in planning unit turn activities Assesses extraordinary situations and determines solutions.
Minimum Qualifications and requirements:
Must pass an internal Property Maintenance Worker 4 Tests. Must possess a valid driver's license. Must be subject to call in emergency situations
Education:
High school graduate or its equivalent.
Experience:
One (1-3) years' experience in a related field.
Knowledge of:
Knowledge of various maintenance procedures. Knowledge of tools and equipment pertaining to unit turn Knowledge of construction terminology Knowledge of general health and safety standards
Skills and Abilities:
Ability to acquire knowledge of agency policies and regulations. Ability to read blueprints Ability to follow instruction from Vacancy Prep Supervisor Ability to plan and organize. Ability to make sound decisions. Ability to supervise and train subordinates. Ability to read and understand technical data. Ability to meet deadlines and schedules. Ability to maintain records and reports. Skill in observation. Skill in oral and written communication. Skill in the use of various hand and power tools. Skills are intact and diplomacy.
Working Conditions:
Ability to work in extreme cold. Ability to work in extreme heat. Ability to work in unsanitary conditions. Physical Requirements Regularly lift up to 75 LBS. Ability to bend, crouch, crawl, and work on your knees for an extended period of time.
