MINIMUM QUALIFICATIONS
High School graduate or equivalent Minimum of 10 years in facility/grounds maintenance experience Knowledge and experience working with a variety of maintenance equipment and tools Ability to effectively access and utilize technology systems that support the Operations Department Demonstrate effective analytical and problem solving skills Ability to read and comprehend manuals, instructions, drawings and written instructions Possess and maintain a valid Michigan driver's license and a good driving record Possess good verbal and written communication skills Demonstrate evidence of good attendance and punctuality Record of demonstrating initiative, efficiency and timely follow through on responsibilities. Candidate must be able to work independently, achieve and maintain job productivity Record of cooperative and positive interactions with co-workers and supervisors Demonstrate general maintenance knowledge and ability to perform tasks which may include and require a general knowledge of electrical, plumbing, security, snow removal-plowing, landscaping and grounds keeping Must be able to periodically work overtime, as needed Ability to climb ladders and work from heights Ability to lift up to 100 lbs. Ability to perform all necessary tasks, including stooping, bending, squatting, reaching, pushing, pulling, climbing, lifting and crawling Ability to communicate verbally for expressing or exchanging ideas by means of the spoken word Ability to work in inside and outside environmental conditions
TYPICAL DUTIES & RESPONSIBILITIES
The responsibilities reflected below may change to meet the emerging needs of the School and the District. 1. Lead, supervise, and motivate a Buildings & Grounds team 2. Assign daily tasks and responsibilities to the Buildings & Grounds team 3. Assist with administration of any third party custodial contracts 4. Coordinate with external contractors and vendors for specialized repairs and services 5. Coordinate activities of seasonal staff 6. Make recommendations to Director of Operations regarding efficiencies that can be achieved through the use of new technologies and/or processes 7. Effectively and efficiently perform a range of general maintenance tasks, as directed 8. Serve as primary point of contact on Buildings & Grounds items when Director of Operations is out of the district. 9. Service, repair a and provide preventive maintenance for variety of equipment or infrastructure 10. Direct and assist with mowing, trimming, planting, weeding, etc., to maintain school grounds and athletic fields 11. Direct and assist with plowing and snow removal 12. Perform light carpentry, locksmith, painting, ceiling repair, furniture repair, etc. 13. Provide timely response to work orders and maintain accurate records of status to completion 14. Move, relocate or reposition furniture and supplies within and among District facilities 15. Load and unload supplies, assisting with receiving of products and supplies 16. Notify the Director of Operations of situations that require immediate or future action 17. Report to Director of Operations regarding the status of equipment and systems, and regularly update work order system for completed tasks and projects 18. Provide ordering information for supplies and parts, as needed, and maintain supplies and equipment used in the maintenance and repair of equipment 19. Establish maintenance schedules and perform regular inspections to insure the proper operation of equipment 20. Follow standard operating procedures for installations and repairs 21. Comply with all Work Rules established by the District 22. Observe fire and safety precautions and recognized operating and maintenance procedures 23. Compete required District on-line compliance training 24. Comply with all OSHA work requirements 25. Provide assistance and support, as directed, in all emergency or crisis situations within the District 26. Use operating power tools, equipment and vehicles in a responsible, safe and efficient manner 27. Work cooperatively with all administrative staff, employees, building principals and the public 28. Perform snow removal from a district provided vehicle when needed 29. Work independently with little or no supervision 30. Demonstrate regular and predictable in-person attendance 31. Be responsible for and perform any other duties as may be assigned This position reports to the Director of Operations.
