Repairs and maintains physical structure, equipment, and grounds of the facility.
Accountability:
Maintenance Assistance reports to the Maintenance Supervisor.
Equipment Used/Environment:
Works indoors and outdoors in a variety of temperatures and conditions. Housekeeping cart, mop and buckets, various vacuum cleaners, floor-buffing machines, carpet cleaning machines, and various cleaning tools. Use industrial chemicals for cleaning.
Duties and Responsibilities:
The employee must be able to perform the essential functions of the job with or without reasonable accommodations. Except as specifically noted, the following functions are considered essential to this position: Is responsible for the facility grounds: the grounds must be maintained in an orderly fashion; free from hazards, debris, and clutter. Sidewalks and drives must be free from snow, ice, leaves, and in good repair. Is responsible for maintaining the building in good repair. This includes painting, replacing worn or stained tiles, repairing furniture, locks, baseboards, trim, windows, etc. Is responsible for assuring the electrical system is in good working order and all electrical appliances are in good working order: this includes call lights, emergency power, door signals, fire alarms and exit lights. Is responsible for assuring that all plumbing is in working order and in good repair Is responsible for organizing fire drills and assuring that all fire safety equipment is in working order and it is inspected on a regular schedule by the appropriate services. Is responsible for maintaining all facility equipment. This would include, but is not limited to washers, dryers, boilers, air conditioners, furnaces, and lawn mowers. May be required to assist staff in moving residents and furniture. Assures personal and staff compliance with all State and Federal regulations including blood borne pathogens, infection control, hazardous materials, fire safety, and building, electrical, and plumbing codes. Assures personal and staff compliance with residents' rights Is available for weekend on call rotation Assures availability of service for maintenance emergencies.
Physical Activity Requirements:
Employee must seek staff assistance or use appropriate lifting devices when lifting or carrying items over 25 lbs. Employee must be aware that during the normal routine performances of the essential functions, some of the following body movements may occur naturally, although they may not be a requirement of the job.
Controls & Equipment:
Various mechanical, carpentry, plumbing, and electrical equipment. Also lawn equipment may also be used.
Other Training, Skills, and Experience Requirements:
Basis knowledge and experience in carpentry, plumbing, electricity, and mechanical tasks. Boiler license required, but willing to train the right person.
Other Considerations and Requirements:
Employee must be able to work without close supervision. Employee may be asked to perform other duties or tasks not identified in this list, but which are within the competence of someone with the above skills.
