Goldberg Realty Associates is seeking a reliable, responsive, and self-sufficient Part-Time Service Manager (Superintendent) to care for a 25-unit apartment community in Bayonne, NJ . This position is ideal for someone who takes pride in their work, communicates well with residents and the team, stays organized, and enjoys solving problems. You'll be responsible for helping keep the community clean, well-maintained, safe, and welcoming for our residents. This is a 20-hour-per-week position , Monday through Friday, with 4-hour morning shifts each day . A 1-bedroom apartment is included as part of the position. What You'll Be Doing As the on-site Service Manager, you'll be an important resource for residents and the Goldberg Realty team, helping keep the property running smoothly and looking its best. Property Maintenance & Resident Service Respond to and complete maintenance requests in a timely and professional manner Troubleshoot and resolve general maintenance issues Perform routine preventative maintenance and repairs Handle basic plumbing repairs and maintenance Prepare apartments for new residents when needed Communicate clearly and professionally with residents and management Identify problems and take initiative to find practical solutions Keep accurate and organized records of maintenance activities Cleaning & Community Appearance Maintain clean, attractive common areas and exterior spaces Perform regular cleaning and upkeep throughout the community Help prepare apartments and common areas as needed Identify maintenance or cleanliness concerns and address them proactively Take pride in keeping the community looking its best What Will Make You Successful We're looking for someone who is: Reliable

Qualifications & Skills Experience in apartment maintenance, building maintenance, property maintenance, or a similar hands-on role preferred Strong plumbing skills and experience Strong cleaning and general property upkeep skills General maintenance and repair experience Mechanical aptitude and ability to troubleshoot problems Ability to perform basic electrical and other general repairs safely Strong communication and organizational skills Ability to work independently with minimal supervision Reliable transportation and a valid driver's license preferred Ability to interact professionally and courteously with residents Why Join Goldberg Realty Associates?
