Residential Building Superintendent 75-Unit Multifamily Residential Property Full-Time | On-Site | $35,000 - $40,000 + Apartment + Bonus Opportunities About the Role We are seeking a dependable, hands-on Building Superintendent to oversee the day-to-day operations and maintenance of our well-maintained 75-unit residential apartment community. This is a live-in position that offers a competitive compensation package including a free on-site apartment, an annual salary of $35,000-$40,000, and potential additional compensation opportunities to be discussed as part of the final employment agreement. The ideal candidate takes pride in where they work, builds positive relationships with residents, and has the skills to keep a busy property running smoothly.
Compensation & Benefits Base Salary:
$35,000 - $40,000 per year, commensurate with experience
On-Site Apartment Potential Bonus Opportunities:
Additional compensation opportunities may be available and will be discussed as part of the final employment agreement
Tools & Equipment:
All required tools and supplies provided by management Key Responsibilities Perform routine and preventive maintenance including plumbing, electrical, HVAC, carpentry, and general repairs Conduct regular property inspections to identify and address maintenance issues proactively Respond promptly to resident maintenance requests and emergency calls (including after-hours when necessary) Coordinate and supervise outside contractors and vendors; ensure work is completed to standard Prepare vacant units for new residents including cleaning, painting, flooring, minor repairs, and other unit turnover work Maintain cleanliness of all common areas, hallways, laundry rooms, and building exteriors Handle regular trash removal, garbage collection areas, and proper disposal procedures for the property Perform basic landscaping and seasonal snow removal to keep the property exterior safe, clean, and presentable Monitor and manage boiler/HVAC systems, water heaters, and other mechanical systems Ensure building compliance with local housing codes, fire safety regulations, and health standards Report maintenance issues, expenses, and updates to property management in a timely manner Build positive relationships with residents and address concerns professionally and respectfully Qualifications & Requirements Minimum 2 years of experience in building maintenance, property management, or a related trade Working knowledge of plumbing, electrical, HVAC, and general carpentry Ability to diagnose and resolve maintenance issues independently Strong organizational and time-management skills with the ability to prioritize tasks Excellent communication and interpersonal skills; ability to work professionally with residents and vendors Willingness to live on-site and be available for after-hours emergencies Valid driver's license preferred Preferred Qualifications EPA 608 certification or boiler/HVAC certification Experience managing a multifamily property of 50+ units Bilingual (English/Spanish) is a plus Familiarity with property management software
