Assistant Director of Facilities & Property Position Summary The Osborn is seeking a skilled and detail-oriented Maintenance Worker I - Painter to join our Facilities team. Under the direction of the Director of Facilities and Property and the Project Manager, the Painter is responsible for preparing and finishing interior and exterior surfaces throughout our community. This role supports the appearance, safety, and upkeep of our campus by performing surface preparation, painting, staining, varnishing, and related duties. The ideal candidate takes pride in quality workmanship, maintains a professional demeanor, and delivers excellent service to residents, staff, and visitors. Key ResponsibilitiesSurface Preparation Prepare vertical and horizontal surfaces for painting, staining, varnishing, and papering Remove old paint using scrapers, wire brushes, sandpaper, steel wool, paint removers, or torches Fill nail holes, cracks, joints, and imperfections using putty, plaster, joint compound, tape, or other fillers Smooth surfaces to ensure proper adhesion and high-quality finishes Select premixed paints or mix/blend paints to match specified colors Painting & Finishing Apply paint using brushes, rollers, and spray equipment Create special finishes and effects as needed Protect floors, furniture, and fixtures using drop cloths and coverings Ensure clean lines and professional results in all assigned projects General Duties Complete work orders accurately and efficiently Maintain a safe, neat, and orderly work environment Follow all safety regulations and procedures Provide materials lists and assist in ordering supplies as needed Respond to service requests in a timely and professional manner Assist co-workers with other maintenance tasks as needed Perform additional duties as assigned Qualifications High School diploma or equivalent required Painting training, related work experience, or completion of an approved apprenticeship program preferred Ability to read, write, and communicate effectively in English Basic math skills Strong attention to detail and commitment to quality Ability to work independently and follow instructions Professional, courteous, and customer-service-oriented demeanor High degree of personal integrity Physical Requirements Ability to push or pull carts up to 50 lbs Ability to lift and carry 10-25 lbs Frequent standing, bending, stretching, and walking throughout the workday Ability to work extended periods (up to 7.5 hours) on feet Sufficient vision and hearing (with or without assistive devices) to safely perform duties and communicate effectively Work Environment & Interaction The Painter regularly interacts with: Osborn residents Fellow employees Outside contractors All communication must be handled in a prompt, friendly, and professional manner. Accountability The Painter is responsible for completing assigned duties accurately and on time. Regular attendance and punctuality are essential. The ability to prioritize workload and communicate concerns to the Project Manager is required. The Osborn reserves the right to modify job duties as needed.
