Condominium Maintenance Worker Responsible for keeping the property and its systems in safe, clean, and functional condition, ensuring compliance with safety, security, and quality standards. Position Summary Perform routine and emergency maintenance on common areas, building systems, and grounds of a condominium association. Duties may include inspections, repairs, preventive maintenance, and coordination with vendors or contractors Minimum Experience One year in condominium, hotel, apartment, or property maintenance, or related construction management required. High school diploma or equivalent required with vocational certifications helpful General handyman or repair experience is acceptable for technician-level roles

Essential Duties & Responsibilities Conduct routine visual inspections of common areas, grounds, pool, and facilities to identify maintenance needs Perform preventive and corrective maintenance on minor plumbing, minor electrical, minor carpentry, painting, drywall, and light mechanical systems Complete work orders promptly, prioritizing emergencies and urgent issues Maintain common areas and grounds (cleaning, landscaping, fencing) Assist in custodial tasks such as sweeping, mopping, trash removal, and window cleaning May be on a 24-hour on-call schedule for emergencies Coordinate with vendors and contractors for specialized work Keep inventory of tools and supplies and place timely orders Minimum Skills & Qualifications Basic trade skills: plumbing, electrical, carpentry, painting, drywall, HVAC maintenance Service orientation and professionalism. Organization and time management skills. Communication and interpersonal skills to interact with residents, staff, and vendors. Sound judgment and ability to work with minimal supervision. Valid drivers license (travel may be required) Physical & Environmental Demands Ability to stand for extended periods (often 2+ hours) Lifting, moving, and handling tools, materials, and equipment. Exposure to weather, dust, and working in confined or outdoor spaces. Work Environment 365-day operation, including weekends, holidays, and emergencies May require travel between multiple sites.
