Assistant Maintenance Technician Job Type:
Full-Time Job Summary:
DGE Investments is an owner managed property management company looking for an Assistant Maintenance Technician to help run a 300 unit dual apartment communities located in Harlingen, TX. We are seeking a reliable and detail-oriented Assistant Maintenance Technician to support the day-to-day operations of the apartment complex. In this role, you will assist in maintaining and repairing apartment units, common areas, and building systems to ensure a safe, clean, and functional environment for residents. You will work under the direction of the Maintenance and Community Director to troubleshoot, perform routine maintenance tasks, and respond to resident service requests promptly.
Key Responsibilities:
Maintenance and Repairs:
Perform general maintenance tasks, including plumbing, electrical, HVAC, carpentry, appliance repair, and painting as needed.
Service Requests:
Respond to and complete work orders from residents in a timely manner, prioritizing urgent maintenance issues such as leaks, heating/cooling problems, and electrical issues.
Preventative Maintenance:
Assist in conducting routine inspections of buildings, common areas, and equipment to identify any necessary repairs and perform preventative maintenance to avoid future issues.
Cleaning and Safety:
Maintain clean and organized work areas, including common areas, hallways, and laundry rooms. Ensure the property follows safety regulations and building codes.
Inventory Management:
Assist with managing and maintaining inventory of maintenance supplies and tools and report any low stock levels to the Maintenance Director.
Communication and Documentation:
Maintain accurate records of completed work orders, repairs, and inspections. Communicate effectively with tenants regarding the status of repairs or maintenance work.
Emergency Repairs:
Assist in emergency maintenance tasks, including after-hours service for urgent issues.
Team Support:
Work closely with the Maintenance Director and other team members to ensure the smooth operation of the property.
Education and Experience:
High school diploma or equivalent required. Two years of prior experience in a maintenance or a similar role, preferably in property management or apartment maintenance, is required.
Skills and Abilities:
Basic knowledge of building systems (HVAC, plumbing, electrical, etc.) Ability to use hand tools and power tools safely and effectively. Strong problem-solving skills and the ability to troubleshoot and repair common maintenance issues. Good communication skills and the ability to work well with residents, team members, and management. Ability to lift heavy objects and perform physically demanding tasks.
Certifications:
Any relevant certifications (e.g., HVAC, electrical, plumbing) would be beneficial but are not required. An EPA license or HVAC Certification is preferred.
Working Conditions:
Ability to work in varying weather conditions and perform physical tasks. May require the use of ladders, power equipment, and lifting of heavy items. Must be available for on-call or emergency maintenance requests as needed.
