Full-Time Position Summary The Apartment Maintenance Helper assists the maintenance team with the general upkeep, repair, and maintenance of apartment units, common areas, grounds, and property equipment. This position performs routine maintenance tasks, assists skilled maintenance personnel with repairs, prepares vacant apartments for new residents, and helps ensure the property is safe, clean, and well maintained. The ideal candidate is dependable, mechanically inclined, willing to learn, and able to work safely with hand and power tools. Essential Duties and Responsibilities
Assist maintenance technicians with routine repairs and preventative maintenance throughout the apartment community.
Perform basic repairs involving doors, cabinets, walls, flooring, fixtures, appliances, and other apartment components.
Assist with basic plumbing maintenance, including replacing faucets, fixtures, toilet components, and clearing minor clogs.
Assist with basic electrical maintenance, such as replacing switches, outlets, light fixtures, and bulbs, within the limits permitted by applicable laws and company policy.
Assist with HVAC maintenance and filter replacement and report equipment problems to the maintenance supervisor.
Prepare vacant apartments for occupancy, including minor repairs, touch-up painting, cleaning, and general maintenance.
Inspect apartments, common areas, equipment, and property grounds for maintenance needs and safety concerns.
Use hand tools, power tools, ladders, and other maintenance equipment safely and properly.
Assist with moving materials, equipment, appliances, and other items as needed.
Maintain clean and organized maintenance areas, storage rooms, and work areas.
Pick up and dispose of trash and debris resulting from maintenance work.
Assist with preventative maintenance programs and routine property inspections.
Respond to maintenance requests and work orders as directed by the maintenance supervisor.
Maintain accurate records of completed maintenance work and materials used.
Follow all company safety policies, property procedures, and applicable building and safety codes.
Notify the maintenance supervisor when a repair requires a licensed or specialized contractor.
Perform other maintenance-related duties as assigned.
Qualifications
High school diploma or equivalent preferred.
Previous apartment, residential, building, construction, or general maintenance experience preferred but not required.
Basic knowledge of hand and power tools.
Mechanical aptitude and willingness to learn new maintenance skills.
Ability to follow written and verbal instructions.
Ability to communicate professionally with residents, coworkers, vendors, and supervisors.
Valid driver's license may be required depending on property requirements.
Physical Requirements
Ability to lift and carry materials and equipment.
Ability to stand, walk, bend, kneel, stoop, climb stairs, and work in confined or elevated areas.
Ability to work indoors and outdoors in varying weather conditions.
Ability to safely operate common maintenance tools and equipment.
Ability to perform physical maintenance activities for extended periods.
Work Environment Work is performed throughout an apartment community, including occupied and vacant apartments, common areas, maintenance facilities, and outdoor areas. The position may involve exposure to dust, dirt, noise, cleaning products, varying temperatures, and normal hazards associated with building maintenance.
