Our Company operates two self-storage facilities with a total of approximately 700 storage units. We believe in continuous improvement and providing an excellent customer experience. Our facilities utilize top technologies such as rental & payment kiosks, web rentals, call centers / VOIP phone systems, digital documents, automated gate software, online auctions and video surveillance. We are looking for someone who shares our commitment to "getting it right." We are looking for an individual with experience in: customer service, commercial or residential property management, property maintenance, farming or previous self storage experience. This position is approximately 75% maintenance/cleaning type work and approximately 25% administrative type work.
Candidates must be:
Self motivated & proactive Customer service oriented Detail oriented & organized Problem solvers Experienced with using computers for work Flexible Responsibilities include: Providing excellent customer service in-person, over the phone and by email Showing and leasing storage units Maintaining up-to-date and accurate records Accurately recording, collecting & depositing customer payments (bank deposits) Managing Accounts Receivable including collection calls & preparing lien sales Cleaning the office, picking up trash outside & sweeping/cleaning storage units Light maintenance tasks (such as: painting, using a power tool to cut locks, oiling the gate, changing a light bulb, etc.). Obtaining quotes from contractors for repairs (ex. snow removal) Supervising contractors (ex. promptly verifying that snow removal was performed correctly and without property damage) Performing a walk-through inspection of the property daily to ensure the facility is in good repair Securing the property by: taking photos / videos, reviewing access records and reviewing video surveillance Traveling between facilities (approx. 5 mi) Applicants will be required to consent to a background check including driving record. This position is part-time, which is approximately 20 hours per week. You will have some flexibility in hours, for example, you can choose when to set up appointments for showings. This position pays $20.00/ hour.
Job requirements:
A valid and current driver's license Prompt & reliable source transportation (must be able to go to another facility which is 5 mi away from time to time, must be able to do a run to the bank and/or post office weekly) Must be at least 18 years of age Must be able to move and lift 40 lbs Ability to stand, lift, step and bend (This is a physical job and the Property Management & Maintenance Assistant will stand at a service counter, lift a pallet, step up a ladder or staircase, bend to pick up litter or sweep, walk throughout the property.) General computer proficiency (scan a lease, email an attachment, re-boot a computer, write a professional email, create a digital document, etc.). Must have experience using a computer on a daily basis at work (or in school if applicable). Knowledge of or willingness to learn SiteLink self storage property management software. Willingness to consent to a background check including driving record. (This position requires a background check.)
