The Property Maintenance Technician reports to company's Property Managers and maintains the physical aspects of the company's properties to ensure safe and high quality facilities.
Full-Time Standard Hours:
7:30 AM - 4:00 PM, Monday - Friday Availability to work a weekend rotation schedule for specific property maintenance duties. Occasional on-call work for emergencies. HVAC experience is preferred. Responsibilities and Duties Knowledge of all property mechanical systems and preventative disaster processes (sprinklers, boilers, elevators, water shut-off, electric shut-offs, etc.); Maintain the appearance, cleanliness, and day-to-day upkeep of property interiors, exteriors, and grounds; Minor appliance, equipment, electrical, plumbing, and physical structure repairs; General handyman-type repairs; Grass cutting, weeding, and landscaping; Painting, drywall patching, mowing, weeding, landscaping, trash pickup, asphalt sealing striping, light bulb and filter changing, and roof repairs; Disposal of bulk items and debris to dumpsters or landfill as appropriate; Completion of all maintenance related assignments and work orders; Anticipate, identify, and correct maintenance issues; Respond, report, and follow up on property specific issues; Respond timely to work-orders, service, and emergency calls; Conduct general inspections of buildings, fixtures, mechanicals, equipment, grounds, lighting, parking areas, roofs, etc. Inspect vacant spaces for leaks, efficient HVAC operations for energy consumption, and other matters; Identify health and life safety issues; Identify property maintenance issues or areas for improvement; Provide suggested solutions and report to Property Managers; Work closely with Property Managers on projects and goals; Report suspected lease violations to Property Managers; Report suspicious activity to Property Managers; Assist other property maintenance staff; Obtain quotes/proposals, supervise, and schedule third-party vendor work and performance; Utilize preferred property vendors (vendors to bid out every six months); Purchase and maintain inventory of tools, equipment, supplies, and materials; Maintain, implement, and follow procedures for compliant preventative maintenance schedules; Maintain records (inspections, work orders, receipts, backup documentation, etc.); and All similar duties as assigned. Physical Demands Ability to lift at least 75-100 pounds frequently (e.g., load bags of salt into spreader on truck) and 100+ pounds occasionally; Ability to reach above and below shoulders in all directions; Ability to bend, pull, push, twist, squat, and kneel; Ability to climb stairs and ladders and work in elevated locations; Manual dexterity to operate all necessary equipment and tools; Ability to use shovels, rakes, power tools, hand tools, snow throwers, etc.; Ability to continuously sit, stand, and walk for multiple hours; Use of hands and fingers in repetitive motion; Ability to see, hear, and speak clearly and distinctly; High capacity of written and oral communication skills; Computer, tablet, and smart-phone skills; Ability to work inside and outside during all weather conditions; Work environment will occasionally include slippery surfaces; Ability to operate snow plow, forklift, skidsteer, truck with trailer, & similar machinery. Qualifications/Experience High school education or equivalent; Minimum of 5 years commercial property maintenance experience; Willingness to perform outside-the-box tasks; General handyman skills; Working knowledge of electricity, plumbing, carpentry, roof repair, etc.; Ability to balance multiple priorities; Oral and written communication skills; and
