Summary of Position:
The Maintenance Supervisor oversees maintenance operations at a certain portfolio or property. This role is responsible for training and supervising Maintenance Technicians.ESSENTIAL JOB FUNCTIONS
Utilize experience in mechanical and electrical maintenance and construction for multi-family and commercial properties including but not limited to the following: Plumbing maintenance and troubleshooting with ability to sweat copper pipe. Electrical wiring, outlet and switch maintenance. Lighting fixture installation. Drywall and texturing installation and repair. Heating and venting troubleshooting and repair to include unit zone valve, transformer and thermostat maintenance. Hot water and steam boiler troubleshooting and maintenance. Appliance installation, repair and troubleshooting. Troubleshooting and identification of issues with aquatherm and boiler systems. Ability to foresee maintenance obstacles and challenges. Maintain the community with scheduled preventative maintenance (weekly, monthly, quarterly and annually). Ensure managed site is current on all required inspections such as annual fire inspections, backflow testing, elevator conveyance licensing, pool business license renewal, etc. Require all maintenance logs are maintained accurately to include pool, elevator inspections, light checks, snow removal, etc. May be requested to assist at other Haven properties as needed. Work order processing Work with Community Manager and staff to efficiently, timely and cost-effectively complete maintenance work orders and apartment unit turns. Efficient materials planning and completion of maintenance unit turns to target one visit completion. Coordinate maintenance staff or vendors to ensure completion of resident maintenance requests within 24 hours or arrange with resident a suitable option. Ensure that vacant apartments are "made ready" within 7 days of vacancy. Coordinate with cleaning and painting contractors as approved by Management Company. Adhere to the property budget for repairs and maintenance expenses. Address any overages with the Property Manager. Communicate with residents when repairs or maintenance will take longer than expected. Complete pre-moveout inspections to minimize turn times and complete unit turns timely. Update/close out work orders in the PM software with applicable notes. Employee Management Provide mentoring and training to enhance employee value. Provide quick and decisive disciplinary action when required. Monitor, record, and ensure proper time reporting, quality / efficiency for work completion, and follow-up make ready completion. Regular management of employee needs, training of certifications and overall teamwork.REQUIRED SKILLS / ABILITIES
Superior organization and communication skills. Ability to provide courteous and professional service to residents, property managers, and supervisors, vendors and other service providers. Must be honest in time reporting. Reliable and on-time to work. HVAC experience a must. Valid drivers license may be required.EDUCATION AND EXPERIENCE
Educational degree not required. At least one year of experience preferred. CPO and EPA certifications a plus.Specialized training:
