Maintenance Lead JBA Management Bakersfield, California Reports to: Community Manager About JBA Management JBA Management is a property management company overseeing multifamily residential communities across California, Arizona, Nevada, and Oregon We take a hands-on, resident-focused approach to operations, and we invest in building strong, well-supported site teams. Summary The Maintenance Lead supports overall management of maintenance staff and oversees unit turnovers, repairs, renovations, projects, and on-call emergencies. This role is responsible for maintain safety protocols and procedures affecting the property and employees. Duties and Responsibilities 1. Prioritize and complete resident maintenance requests. Maintain on-call schedule, and handle resident and property emergencies such as fire or flood. 2. Perform routine inspections of A/C compressors, roofs, stairs, parking areas, laundry facilities, trash enclosures, walkways, and exterior lighting. Keep all walks and stairs free of hazards. 3. Report to work on time in a neat, professional appearance or company uniform with safety accessories. Stay courteous with residents, coworkers, and vendors. 4. Inventory, maintain, and order needed supplies and materials in completing work orders, site cleaning, and unit turnovers Maintain shop's organization, store chemicals per manufacturer and company guidelines, and manage all tools and equipment. 5. Train, guide, and set the example for staff. Supervise porters, grounds, daily pool cleaning, and recreational areas. Keep the property exterior and amenities clean and inviting at all times. 6. Inspect and completed associated repairs for vacant units to be returned to move-in condition 7. Maintain daily Freon and pool logs per City, County, State, and Federal guidelines. Help the Community Manager track newly installed appliances by unit and keep the MSDS binder current. 8. Perform weekly property inspections with the Community Manager and maintain a preventative maintenance and repair list. 9. Hold current HVAC and pool maintenance certifications (Highly preferred) 10. Maintain liability car insurance, reliable transportation, and a valid California driver's license. 11. Implement and enforce the safety standards set out in the JBA Management employee manual to maintain a safe working and living environment for all staff and residents. Conduct and document regular safety walks, correct or barricade hazards promptly, and report incidents, injuries, and unsafe conditions to the Community Manager the same day. Confirm proper use of personal protective equipment, verify safe handling, labeling, and storage of chemicals and equipment, and ensure work areas are secured while work is in progress. 12. Participate in staff performance evaluations per the employee handbook. 13. Update property management software daily as directed. 14. Travel to other JBA Management communities as needed, providing your own transportation except for out-of-state visits. 15. Other duties as assigned. Qualifications 1. Minimum two years in a related role, HVAC, pool, and plumbing certifications and experience highly preferred 2. Comfortable working with a computer daily. 3. Able to lift, carry, push, or pull 25 to 50 lbs. safely and frequently. 4. Able to frequently stoop, kneel, crouch, reach, and handle materials with full use of hands, arms, legs, and back.
