This is a unique opportunity as we are not seeking an individual with a substantial number of certifications. Instead, we are looking for a strong manager that can lead their team to success while maintaining and improving vendor relationships. All employees are expected to demonstrate core behaviors that help us provide exceptional service. Core Competencies Description 1. Technical Knowledge Works well under pressure, uses problem solving skills, and has a basic knowledge of plumbing/HVAC/electrical work/carpentry/etc. 5. Drive Self-motivated with a desire to learn and willing to go above and beyond, works well with minimal or no supervision. 6. Work Order Processing Able to review all incoming work orders within 24 hours of submission. If the scope of work is beyond our team, we will call in a vendor to assist and update the tenants throughout the process. •Again, we are not seeking an individual with a substantial number of certifications. We need a strong manager/leader. Responsibilities Daily meetings and communications with property manager Managing a team of 2-3 maintenance employees Processing work orders for repairs in occupied units Performing repair tasks in vacant units to prepare them for move-ins Ensuring property grounds and landscaping is free of debris and are properly maintained Additional duties as assigned Physical Demands Move a stackable washer/dryer with assistance and with appropriate safety gear Ability to work in indoor and outdoor locations under multiple weather conditions Qualifications Management experience Pool certification (preferred, but educational opportunities are available) Basic maintenance experience in residential/multi-family properties or similar Knowledge of tools, common appliances and devices Driver's license and reliable transportation High school diploma or equivalent Schedule Monday - Friday from 8am-5pm On-call schedule Benefits Health insurance 401k and 401k matching Paid time off Health savings account Employee discount Employee assistance program
