Job Description
Position Summary:
The Senior Maintenance Manager is responsible for overseeing the maintenance operations of multiple properties and performing maintenance functions as a working supervisor. This position ensures that the physical condition of the property satisfies ownership and management objectives Duties Lead and manage maintenance staff at the properties daily and act as a working supervisor when not supervising staff. Assists in hiring, developing, training and holding staff accountable to operating standards. Responsible for preparing work schedules for maintenance staff and vendors to complete service requests, and maintain the preventive maintenance program and overall curb appeal. Complete monthly building inspections and review third-party property inspections to resolve maintenance repairs. Maintain working knowledge of all maintenance programs and capital improvement projects. Solicit bids from contractors with approval from the property manager and regional Maintenance manager. Participate in on-call activity during off hours, emergencies, and hands-on maintenance activity.Minimum Qualifications and Requirements:
Associate degree and 5 + years of related experience; or High school diploma and 7+ years of related experience EPA 608 or CFC Certification Extensive experience in facilities or maintenance management, preferably in a leadership role. Experience in budgeting, strategic planning, and team management. Familiarity with compliance and safety regulations in facility management. Strong technical knowledge of building systems, machinery, and maintenance best practices. Skills in project management and organization Strong problem-solving skills to diffuse situations and solution-oriented Ability to communicate effectively both orally and in writing. Ability to be flexible and provide quality customer service.Preferred Qualifications and Requirements:
Advanced degree in Facility Management, Engineering, Business Administration, or a related field. Professional certifications in Facility Management are preferred.Physical Demands and Work Conditions:
The person in this role must be able to position him/herself (ex: kneel, crawl, crouch down) to fulfill the essential functions of the role less than half the time. The person in this role must be able to spend time walking less than half the time. This position requires the ability to remain in a stationary position (standing and/or seated more than half the time.Pay:
