We are seeking an experienced, driven, and organized leader to build and manage our Roof Maintenance & Service Department. This is not just a sales position — we are looking for someone capable of developing systems, managing personnel, growing recurring maintenance revenue, and delivering exceptional customer service throughout South Florida and future expansion territories. The ideal candidate understands both roofing operations and business development, can manage multiple moving parts under pressure, and is committed to building a scalable service division. Position Overview The Roof Maintenance Director will oversee:

• Commercial roof maintenance operations Leak response and service dispatch Preventive maintenance programs Service technicians and subcontractors Maintenance contract growth Customer retention and relationship management Proposal development and repair sales Department profitability and operational performance This role requires leadership, urgency, organization, and strong communication skills.

Responsibilities Operations & Department Management

• Build and manage the roofing maintenance/service department Coordinate leak investigations, emergency service calls, and repair scheduling Manage service technicians, subcontractors, and vendor relationships Develop operational systems, SOPs, reporting procedures, and quality control standards Ensure projects are completed safely, efficiently, and professionally Oversee service ticket flow from intake through closeout and invoicing Manage warranty-related service coordination Business Development & Customer Relations • Develop and grow commercial maintenance agreements Build relationships with: o Property managers Facility managers Building owners General contractors Associations Industrial and commercial clients Prepare repair proposals and maintenance recommendations Assist with budgeting and lifecycle planning for clients Maintain high customer retention and responsiveness Financial & Performance Oversight • Track department profitability and KPIs Monitor labor efficiency and material usage Assist with pricing and estimating service work Improve recurring revenue through maintenance programs Help develop departmental growth strategies Preferred Experience • Commercial roofing service and maintenance experience

Knowledge of:

TPO PVC Modified Bitumen BUR Metal roofing systems Experience with leak diagnostics and repair management Experience managing technicians and service operations Understanding of maintenance agreements and recurring service programs Strong organizational and communication skills Ability to work in a fast-paced environment Ideal Candidate Traits
